This has to be one of our most striking rental developments ever: The Mount in Leeds City Centre.

This is a fantastic development that blends the character of a historic Gothic-style former church and school building with contemporary new-build living, creating 190 apartments in total. A selection of furnished flats, fully managed by us, have now launched with a show apartment available for viewings.

As marketing gets underway, we're proud to be working on behalf of the landlords and investors behind another standout scheme, helping connect residents with homes they'll love while delivering the service and expertise our clients expect. We're predicting these apartments will drive huge demand and we'er ready!

It's just over a month since the Renters' Rights Act came into force, and while much of the industry discussion has focused on what the legislation will mean in the long term, we're already seeing some interesting short-term market movements.

At Leef, we've experienced a noticeable increase in tenant turnover over recent weeks, alongside a rise in available rental stock during the transition period.

One possible explanation is that some landlords chose to review their portfolios and tenancy arrangements ahead of the changes coming into effect. Equally, tenants themselves appear to be more active in exploring their options, creating greater movement across the market.

What's particularly interesting is that demand hasn't slowed. In fact, enquiries on available units across our portfolio increased by more than 20% during the month.

For us, this highlights a rental market that remains incredibly resilient. While legislative change naturally creates a period of adjustment, demand for professionally managed, high-quality rental homes continues to be strong.

The coming months will be telling. Once this initial period of market movement settles, we'll gain a much clearer picture of how the Renters' Rights Act will shape the rental sector for landlords, tenants and operators alike.

The Renters’ Rights Act has come into effect today. Joe Knowles, Leef’s CEO, explains why strategy, standards and day-to-day management matter more than ever and how Leef is helping landlords adapt to a more professionalised rental market.
“The reality is simple: the margin for error in lettings has just disappeared.

Legislation is raising the baseline, but it’s also exposing the gap between landlords who treat property as a passive investment and those who approach it professionally.

Pricing can no longer be speculative. Tenants are more informed, more selective and have stronger rights, which means properties need to be positioned correctly from day one.

Presentation matters just as much. Quality, finish and how a property is marketed will directly impact void periods and long-term returns.

But the biggest shift is operational. Compliance is no longer a box-ticking exercise – it’s an ongoing, accountable process that requires systems, expertise and consistency.

At Leef, we’ve been preparing for this for some time. We’ve built a dedicated Compliance Department, reduced portfolio sizes for our property managers, and introduced smarter maintenance and reporting systems to ensure landlords are protected and properties are managed to a higher standard.

Oliver Carter, Head of Build-to-Rent
As our BTR portfolio continues to expand, with a number of exciting projects in the pipeline, Oliver has stepped into the role of Head of Build-to-Rent. Having spent several years at Leef managing some of our largest client portfolios, this is a natural progression. His enthusiasm, transparency and attention to detail make him ideally placed to lead this growing area of the business.

Victoria Withington, Senior Accounts Manager
Now in her 11th year with Leef, Victoria transitioned into our finance team in 2024, seeking a new direction in her career. Since then, she has gone from strength to strength, and we’re delighted to see her step into a Senior Accounts role.

Ella Twiss, Head of Compliance
