I’ve just analysed the latest property market data across 𝗖𝗧𝟳, 𝗖𝗧𝟴, 𝗖𝗧𝟵, 𝗖𝗧𝟭𝟬, 𝗖𝗧𝟭𝟭 𝗮𝗻𝗱 𝗖𝗧𝟭𝟮 - covering Birchington, Westgate, Margate, Broadstairs, Ramsgate, Minster, Monkton, Cliffsend and the surrounding areas.

And the results are interesting.

Over the last 13 weeks, 𝟱𝟳𝟴 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗵𝗮𝘃𝗲 𝗴𝗼𝗻𝗲 𝗦𝗼𝗹𝗱 𝗦𝗧𝗖 across Thanet.

So buyers are definitely still out there.

But here’s the bit sellers really need to understand…

Of those 578 sales agreed, 𝟯𝟰𝟭 𝗵𝗮𝗱 𝗯𝗲𝗲𝗻 𝗿𝗲𝗱𝘂𝗰𝗲𝗱 𝗶𝗻 𝗽𝗿𝗶𝗰𝗲 before going under offer.

And compared with the same period last year, fewer properties are selling quickly from launch without needing a reduction.

In plain English?

The market is moving - but buyers are not overpaying.

✅ reduce to meet the market before going stale

What isn’t working so well is coming on too high, sitting there for months and hoping the right buyer magically appears.

𝗧𝗵𝗲 𝗠𝗮𝗿𝗸𝗲𝘁 𝗛𝗮𝘀𝗻’𝘁 𝗦𝘁𝗼𝗽𝗽𝗲𝗱 - 𝗜𝘁’𝘀 𝗝𝘂𝘀𝘁 𝗕𝗲𝗰𝗼𝗺𝗲 𝗠𝗼𝗿𝗲 𝗦𝗲𝗹𝗲𝗰𝘁𝗶𝘃𝗲

There’s been a lot of talk this week about buyers “negotiating hard” as more homes come to the market.

Nationwide reported that house prices dipped by 0.6% in May, with several property experts saying buyers are becoming more selective, more cautious, and more willing to push back on price.

That probably won’t come as a huge surprise to anyone actively trying to sell at the moment.

The market isn’t dead. Buyers are still out there. But they’re not throwing money around. They’re comparing everything. They’re watching mortgage rates. They’re looking at how long a property has been on the market. And if they sense a home is overpriced, they’ll either negotiate hard or move on to the next one.

This is why the old “stick it on high and see what happens” approach is so dangerous in the current market.

When supply outweighs demand, buyers have choice. And when buyers have choice, presentation, pricing and strategy matter more than ever.

That doesn’t mean giving your home away. It means being realistic, reading the market properly, and making sure your property looks like the best option against everything else a buyer could choose.

Because in this kind of market, the homes that sell are usually the ones where the price, presentation and marketing are all working together.

If you’re on the market and not getting the interest you expected, it might not be a case of “there are no buyers”.

It might be that buyers are there - they’re just choosing something else.

When you’re viewing a property, it’s natural to look for things that may need improving.

A dated kitchen.
A bathroom that isn’t quite your taste.
A garden that needs a bit of work.
A room that could do with redecorating.

But here’s the bit that often gets missed:

Every home has compromises.

The key is knowing the difference between a genuine concern and something that’s simply part of buying a lived-in home.

A survey might flag maintenance points.
A viewing might reveal jobs you hadn’t thought about.
You might see things you would change over time.

That doesn’t always mean the property is a bad buy. Sometimes it just means you’ve found a home with potential.

The best buyers look at the whole picture - location, layout, feel, future potential, price, condition, and how well the home fits their life.

It’s sensible to ask questions.
