What is an EPC?
EPC stands for Energy Performance Certificate, an EPC certificate is required when you are selling or planning to rent out your property and is valid for 10 years once completed.
An EPC gives your property an Energy Efficiency Rating from A to G, A rating is the best achievable and G is the lowest rating.
Your EPC survey will also contain information on the property’s energy usage costs and recommendations for improvements to reduce your energy costs.
An EPC is a detailed assessment carried by a qualified assessor, the assessor will require full access to your property to carry out a survey which normally takes about 45 minutes to an hour depending on the size of the property.
What does an EPC assessment consist of?
Here is a few examples:
Loft access
Access to the loft is require to measure loft insulation thickness and often some boilers are placed in the loft. Don't worry we have our own ladders for access!
Boilers and Meters
Your boiler and meters will be surveyed for make and model. Both gas and electric meters will be surveyed to detail if they are smart meters.
Windows
All windows will be individually measured and orientation noted, along with the window age and construction.
Walls
All walls will be measured and the construction determined by full inspection. A full floor plan will be drawn detailing full measurements of the property separating party walls, exposed walls and any extensions.
