WHEN FIRE STRIKES, GOOD BLOCK MANAGEMENT MATTERS

Last Wednesday at 1:06pm, we received reports of a fire at a neighbouring property to one of the blocks we manage in Scarborough.

Within minutes, four fire appliances, multiple ambulances and the police were on scene. While we do not manage the affected building, our immediate priority was the safety and wellbeing of our residents.

We are incredibly grateful that no people or pets were injured during the incident, and everyone was accounted for and safe.

As soon as we were notified, we contacted all tenants to confirm their whereabouts and ensure they were safe. We then attended the site, which had been cordoned off, and met with residents to provide reassurance and support during what was understandably a worrying situation.

We immediately informed the freeholder and brought in specialist support from [Aspray](https://www.aspray.com), who are now assisting alongside the building insurer.

We also arranged for emergency contractors, including a locksmith and carpenter, to secure the building and carry out temporary repairs after the fire service was forced to gain entry through the main entrance door and three flat entrance doors to ensure all occupants were safe.

Property management is about far more than collecting service charges and arranging maintenance. It's about being there when people need support most. We stayed with residents, provided drinks and food, kept everyone informed and helped ensure they felt safe and settled before returning to their homes.

A huge thank you to North Yorkshire Fire and Rescue Service, North Yorkshire Police, the ambulance service and our contractors for their professionalism, care and rapid response.

This incident is also a timely reminder of the importance of block compliance, fire safety, emergency procedures and having the right management processes in place before an emergency happens.

WHAT A 6 WEEKS WE'VE HAD WITH BLOCK MANAGEMENT AND PROPERTY MANAGEMENT LETTINGS

If someone had told us 6 weeks ago that running a property management company would involve:

• Fire safety disputes before 9am
• Mediating arguments between neighbours who haven’t liked each other since 2007
• Explaining why smoke alarms are not “optional”
• Emergency compliance works
• Chasing contractors, owners and tenants
• Translating legal jargon into English
• And surviving purely on caffeine and “just one more email”…

…we’d have said:
“Yes, that sounds about right actually.”
