Wow… what a week! 🤩

We started with our WIN Property Forum, where some seriously good questions were asked and, thankfully, some equally good answers were given! It was a fantastic evening filled with honest conversations, shared knowledge and plenty of property talk.

Since then, we have:

🏢 Signed off insurance works at one of our managed blocks following a serious fire at the neighbouring property.

🔧 Supported clients with maintenance quotations and met contractors on site.

💧 Prepared quotations for Legionella risk assessments at rental properties.

🔥 Met with the local housing enforcement team to clarify the findings of a fire risk assessment and confirm exactly what work is required.

🔑 Confirmed two new block management contracts, both starting on 1 October!

There have been site visits, telephone calls, emails, quotations, meetings and possibly enough coffee to fill a small swimming pool! ☕😂

It has been busy, challenging and occasionally slightly chaotic, but we genuinely love what we do. There is no better feeling than solving problems, supporting our clients and seeing everything come together.

🏠 The New Landlord Database Is Coming. Are You Ready?

Another major part of the Renters’ Rights reforms is now moving forward, with the rollout of the new national landlord database due to begin in December 2026.

Private landlords with properties occupied under relevant assured or regulated tenancies will be required to register, with the rollout taking place region by region over a 12 month period.

The proposed cost is £65 per property, per year.

Landlords will be given a window in which to complete their registration as the system reaches their region, with the national rollout expected to be completed by November 2027.

⚠️ This isn't something to ignore.

Failure to comply could potentially result in significant financial penalties, including civil penalties of up to £7,000, with considerably higher penalties possible for repeated or continuing breaches.

What will landlords need?

Although further detail is still being released, landlords should expect to provide information about each individual rental property, potentially including:

• Property address and ownership type
• Property type
• Licensing information, where applicable
• Number of occupants and HMO status
• Rent and payment frequency
• Gas Safety Certificate
• EPC
• EICR and electrical safety information

One particularly important point is that your managing agent cannot simply register the property on your behalf. The landlord will need to complete the registration themselves.

That doesn't mean landlords have to wait until their deadline arrives before doing anything.

At Coast & County Property Management, we're already looking at what our landlords will need so that, when registration opens for our region, clients can have the relevant property and compliance information ready to hand.

For managed landlords, this is another reason why having your EPC, EICR, Gas Safety Certificate, licensing information and tenancy documentation properly organised and kept up to date is becoming increasingly important.

Rent increases are changing too

There is another significant proposal alongside the database announcement.

The Government plans to transfer responsibility for determining challenges to Section 13 rent increases from the First tier Tribunal to the Valuation Office Agency (VOA).

The intention is to create a quicker system for resolving rent disputes and reduce pressure on the tribunal system, although this change is expected to take considerably longer to introduce.

Our advice to landlords? Start getting organised now.

The private rented sector is becoming increasingly compliance led. Waiting until a registration deadline arrives before discovering that certificates, licensing information or property records are missing could create unnecessary problems.

🏇 A cracking day at York Races!

Yesterday we had a brilliant day at York Races with Carrie and John, courtesy of an auction bid we made last year in support of the Three Bears Foundation.

The Three Bears Foundation https://threebears.org.uk/ does fantastic work raising funds and awareness for pancreatic cancer research, and we’re proud to support organisations doing something genuinely worthwhile in our communities.

For us at Coast & County, corporate responsibility doesn’t always have to mean writing a cheque. Sometimes it means getting involved, supporting local fundraising events, bidding at the auction… and, occasionally, enjoying a cracking day at the races as a result!

Good company, plenty of laughs and a great day out — all while knowing the original bid helped support a very worthy cause.

Another week done… and this one absolutely flew by! 🏡

It’s been another varied week at Coast & County. One tenant checked out, one eviction successfully completed, two roof repairs progressing, final timelines being worked through on a building project and, just to keep things interesting, an electronic gate deciding not to cooperate!

We did manage to swap property problems for the golf course for a day, with some great networking courtesy of Daniel Porter from Your Door Mortgage Advice. ⛳

A good week, plenty achieved and, as always in property management, no two days quite the same.
