Why do you think Cubana Millennium city is expensive and selling more than other cheap properties in Asaba???
Good!
The answer is Infrastructure, title, development and structure.
Don’t expect infrastructure or development to be provided on that land you bought 1M, 2M or even 5M.
Here is the following reasons that land you bought cheap is not gonna develop ;
📌Security purpose:
The location is still bush, no live , nobody is living in the environment, developing a bush with no proper good access road.
is not safe because thieves can steal or vandalize the materials and Whatever that is being put in the estate.
📌 Cost of building materials is not funny
You don’t expect developers to spend hundreds of millions of naira developing a land and providing infrastructure on a land you bought for 1M or even 10M.
lol!
They prefer giving you fake promises and false hope while selling these lands land to you.
Once they sell it and it gets sold out, they are not going to develop.
You develop your land when you have money and ready, the companies can only do perimeter fencing and gatehouse at most.
📌No Government building Approval;
The reason why most estates won’t developed or have good structure is because there is no building approval from The government by the developers.
Any land that doesn’t have good structured, building approval will be difficult for Amenities or infrastructure.
📌Misplaced Priority; most land property buyers have misplaced priorities, high expectations with cheap budget, and let me shock you!
Development doesn’t work with your high expectations, it follows pattern & intentionality not hype.
There is a difference between LAND BANKING PROPERTIES and SITE AND SERVICE ESTATE.
most of these cheap estates won’t have amenities.
I didn’t say the land is not genuine, I’m talking about INFRASTRUCTURE.
If you want a fully serviced estates with street lights, drainage system, schools, clinics, 24/7 electricity,24/7 security. Accessibility, good road networks , structured and well planned.
Then be willing to pay the price.
Have you asked yourself while Cubana Millennium city went as far as , constructing a road network from the express to his estate?

Don’t get me wrong!
I’m not saying you should buy an expensive land you can’t afford.
What I’m saying is set your priority and reduce too much expectations.
