I WISHED I WAS DEAD IN 2015..

There's only one way to keep going, and that's to keep going!

There's absolutely no substitute for perseverance. None! Zero alternatives!

There's nobody in the world that's served better by giving up. You might take a breather, step back or even retreat a bit to recharge, but to give up? That's game over, my friend.

To stop, to decide you're not going to engage anymore, that's not a winning strategy. That's it! That's literally game over!!

Any good path is a path. Every path, even the slightly wonky, meandering ones, leads somewhere.

Trust the process. Trust in the journey, just keep putting one foot in front of the other.

God's not there with a giant eraser, ready to scrub you out of existence. He's got plans for you, big ones!

Keep showing up; there are people who have faced worse trials, even worse failures than many of us have even seen in our lives.

Yeah! some folks out there have faced tougher challenges than a Sudoku Puzzle on expert mode (chukkles). What kept them going? They found the spark within!

They discovered something within them that gave them the desire and ability to keep going.

I wished I was dead in 2015, but mercy say NO. No matter how bad it gets, don't give up until you're done.

I'm not a motivational speaker. Call me your No. 1 LandDoctor.

I help your money make more money.

I help you overcome your pains of making the right decisions when it comes to real estate investment.

I'd love to get to connect with you better, feel free to send a DM.

HOW I SAVED MY CLIENT FROM A 75MILLION MISTAKE

The phone rang, and I heard a familiar voice on the other end. "Hello Landdoctor, I'm in Lagos," she said. It was someone who knew me, but I couldn't quite place her. "I'm Amaka, the lady who showed interest in Boulevard 2.0," she continued. I was taken aback. How was I supposed to recognize her? We receive countless calls every day from prospective clients. I didn't want to admit that I couldn't remember her. Courtesy is everything in this business.

After some back and forth, I finally identified the caller. It was Mrs. A, the mysterious voice on the other end of the line. Our clients could be quite eccentric sometimes. We agreed to meet and visit our site. It was December, and Lagos was buzzing with people from all over the country, here to celebrate with their loved ones.

During our journey to the site, our conversation touched on everything imaginable, from poverty to wealth, love to hatred, birth to death. She was an engaging conversationalist, and our inspection turned into an adventure. She seemed more interested in talking than discussing the properties. To my surprise, she delved into politics, sharing brief stories about Nigeria's political landscape, spanning different regimes, including the great Abacha tenure.

As we passed Chicken Republic, Ikota, Mrs. A spotted an estate by the roadside and couldn't stop complimenting it. She was fixated on this estate, ignoring my attempts to highlight the value of properties in Epe. Her mind was made up, and she didn't want to hear another word about it.

Despite her preference for the estate at Ikota, I promised to do due diligence on the land and provide her with information. As a credible expert, it's essential to ensure client satisfaction. However, I later discovered that the land she admired costs 75million and was already committed (under government acquisition)

Let's unravel the secrets of property due diligence. Many people advise conducting due diligence on a property before buying, but they often don't explain the actual steps involved. Find the breakdown in the comments.

Can you imagine what stops these artisans from delivering on their promises instead of acting like they're under a spell? I just don't understand it. Aren't they aware that a job well done could earn them another spot? I've had several jobs since then that required a carpenter. What if he had been my go-to carpenter? The current man I use has received at least five referrals from me (talking about contract in millions), and he'll likely get more because he makes me proud. On my last birthday, he brought me different yards of materials, he said I know you love natives, you know just to show his appreciation. Some of these artisans really puzzle me. I once gave a tailor too materials to sew an Agbada, and every time I asked, he would say "Egbon a*o yin wa lodo designer" (your cloth is at the designer's workshop). I ended up wearing a different outfit to the function. One day, I went to his place and insisted on having my clothes, whether sewn or not. To my surprise, he brought out my materials exactly as I had packaged them, even after 30 days..😆💔😅

The phrase "What I ordered and what I got" is not an unfamiliar expression in our world, but many a time, we just handle it so casually and laugh over it. If only people understand the value of the currency of credibility in business. It is more than important to uphold your credibility by delivering on your promises and ensuring customer satisfaction rather than being like some politicians who promised heaven on earth before an election and once they enter office they act otherwise.

Take this from me - the money gained from an inferior job delivered will all be spent, but a one-time credibility can keep bringing you jobs and money for a lifetime. Your focus should not be on instant gratification but rather on sustaining a lifetime relationship with your client, and that's where credibility comes into play. Credibility is the foundation of a successful and sustainable business. Your reputation is everything. Don't jeopardise it.

Some realtors may not openly share this information because they don't want to frighten you off. However, our commitment is to your success in real estate. We firmly believe that having all the necessary information is the key to making informed investment decisions.

Are you ready for a real estate revelation that's often kept under wraps? Let's unveil the world of additional charges, also known as statutory fees. These charges are an integral part of your property purchase and include DEED of ASSIGNMENT fee, SURVEY fee, DEVELOPMENT fee and other statutory levies. They're not hidden, but they're not always emphasized.

Here's how it's often done: When you ask for a property's price, realtors frequently present only the base cost, excluding statutory fees. An unsuspecting buyer might believe they've found a fantastic deal when comparing prices with other properties, but there's a significant detail missing—the statutory fees.

So, how can you manage these charges? It's all about effective budgeting and planning. Understand the costs involved and incorporate them into your budget from the beginning.

Here's the bottom line: Always request the company form, whether in physical or virtual form, and read it thoroughly before making any payments. This is where you'll find all the vital information about additional charges. We've heard stories of clients who were taken aback by unexpected fees for documentation and development. We're here to ensure full transparency throughout your property purchase journey.

Ready to explore the world of real estate fees? Send me a message, and let's discover the secrets to smart property buying.

I remember a birthday party for my best friend that happened when I was in my second year of university. She told me she didn't want a present, just my company. That was the bait, I agreed. Later, when chaos broke out and everyone started running, I ran so fast that it was like I disappeared😅. It made me realize that you don't know what you're capable of until you face a challenge.
