Before you buy land in Lagos, there are 5 things I want you to check first.

Because “the land is cheap” is NOT enough reason to buy it.

A cheap mistake in real estate can become a very expensive problem.

Here’s your practical checklist:

1️⃣ CHECK THE TITLE

Ask: What exactly is the title on this property?

Is it:

* C of O?
* Governor’s Consent?
* Gazette?
* Excision?
* Deed of Assignment?

Don’t just hear “the land is registered.”

Ask to see the actual documents.

2️⃣ VERIFY THE SELLER

Who are you actually buying from?

Check:

* The seller’s identity
* Ownership history
* Whether there are multiple owners
* Whether the person has legal authority to sell

If it’s family land, ask questions about the family structure and authority to sell.

3️⃣ CONDUCT A PROPER SEARCH

This is where many buyers get into trouble.

A property can have documents and still have issues.

Before you pay, conduct the appropriate searches with the relevant government authorities and have a qualified property lawyer review the findings.

You want to know:

“Does this person actually have the right to sell this land?”

4️⃣ CHECK THE LOCATION & GOVERNMENT PLANS

Don’t buy based only on what the agent tells you.

Visit the land.

Then investigate:

* Road expansion plans
* Government acquisition
* Proposed infrastructure
* Flood risk
* Existing developments
* Access roads
* Land-use restrictions

A beautiful plot today can become a problem tomorrow if you ignore development plans.

5️⃣ GET A LAWYER BEFORE YOU PAY

Not after.

Before.

Let a property lawyer review the documents, conduct the necessary checks and advise you on the transaction.

That lawyer’s fee may feel expensive today.

But compared with losing millions on disputed or problematic land?

It’s cheap insurance.

SAVE THIS CHECKLIST BEFORE YOUR NEXT LAND PURCHASE.

And remember:

You are not just buying land.
You are buying the legal right to own and use that land.

So verify before you transfer money.
