DOCUMENTS THAT TRANSFERS TITLE IN LAND/LANDED PROPERTIES.
The following documents amongst others will genuinely transfer ownership of landed property to you.
1.CERTIFICATE OF OCCUPANCY (C OF O): A State government-issued document used to prove evidence of title to land. Such land can't be seized without just compensation.
2. DEED OF CONVEYANCE: this document transfers the legal title of the property's ownership from one individual to another for life in as much as the interests remains. Must be registered.
3. DEED OF ASSIGNMENT:
It shows that the property is covered by a {C of O} and the unexpired residue from the usual 99 years has been assigned to the new owner. Mostly used for land in urban areas. Must be registered to be valid.
4. DEED OF GIFT: proves that land has been gifted from one person (the Donor) to another person (the Donee or beneficiary). The Donee takes ownership & possession of the land as granted by the original owner.
5. GRANT OF PROBATE:
This happens where d owner of a landed property dies, his next of kin or representative must obtain a grant of probate before exercising ownership or control.
6. DEED OF ASSENT: it's a legal document used by an executor of an estate to transfer title of a deceased person's property to the named beneficiary in a Will.
7. JUDGMENT OF COURT OF COMPETENT JURISDICTION: Court judgment may affect or transfer an interest in a particular property from one party to another.
