They Are Not the Same. Many people believe that once you own property, you are automatically a real estate investor.

That is not always true.

A property owner is someone who legally owns land or buildings. Ownership alone may be for: Personal use, Prestige, Family or inheritance, Long-term holding without strategy.

A real estate investor, however, is intentional.

An investor acquires property with a clear objective to generate value, such as: Income, Capital appreciation, Economic advantage, Strategic or portfolio growth.

This value may be financial or non-financial, but it must be planned and measurable.

In simple terms:
Ownership is a legal status.
Investment is a strategic decision.

Understanding this difference helps you make better acquisition choices.

APC Chieftain, Joe Igbokwe, has called on the Lagos State government to urgently address the growing concerns about exorbitant charges by landlords in the state.

The appeal followed a protest staged by affected tenants who are claiming that landlords and house agents are increasing house rent for no reason.

Reacting, Igbokwe in a post on Facebook, said Lagos landlords are greedy and show no mercy to their tenants. He wrote,
“They are collecting high rents from houses they built in 1970. LASG can do something fast about the scourge. It is killing businesses. It is inhuman. It is leading Lagosians to steal”, he stressed.

Me: I want to appreciate oga Joe Igbokwe for lending his voice to topic. It's one of the hardships Nigerians are facing, and quite excrutiating.

However, I noticed he bypassed to say (by ommission or commission) how Nigerians got to the precipice of paying crazy hyperinflated rents as soon as Tinubu became president.

I would have expected him to state the impacts of Naira devaluation on real estate; that a weak naira drastically increases the price of imported building materials, and that property values rise, especially in premium areas like Lagos, to reflect increased maintenance and development costs.

To disappoint him, there's little to nothing that can be done in isolation to stem this ugly tide as it's a reflection of high inflation, low growth economy where purchasing power is dwindling. Moreso, it is a free market economy driven by demand and supply. Maybe this will cause average Nigerians to shift toward smaller, more affordable properties located on the outskirts or surburds.

For now, the best cushion residents will enjoy as an intervention will be through the Lagos State Tenancy and Recovery of Premises Bill 2025, undergoing legislative processes at the Lagos House of Assembly before it is passed into law.

The bill proposes strict regulations, which include capping advance rent at one year for new tenants (three months for existing), pe***ng increases at a reasonable percentage of 20% for existing rates and limiting agent commissions to 5% (disputable). Lagos is moving to curb unlawful evictions after years of tenants being locked out, cut off from utilities, or forced out without due process.

Under the proposed Lagos State Tenancy and Recovery of Premises Bill 2025, landlords would be prohibited from evicting tenants without a valid court order and could face fines or jail if they use “self-help” tactics like cutting water or electricity, or blocking access.

The bill also introduces broader protections, including rights to challenge unfair rent increases and faster court procedures for tenancy disputes.

The new proposed bill is going through legislative process to be passed into law.

Rent inflation in Nigeria is driven by a combination of high inflation (reaching 33.4% in July 2024), the rising costs of construction materials, and our depreciating Naira.

These factors have caused significant rent hikes, with some areas experiencing increases of 20-30% annually or even doubling or tripling in just a few years. These rising costs are pushing many Nigerians into a severe rent affordability crisis.

Our cities keep growing horizontally along with the population. Fuel prices are out of sync with income.
The result of this is a workforce that feels increasingly unable to cope with transport costs. One of the formal responses is that several organizations including government officers have reduced the number of work days in the week. That is Cost. The logical solution is to grow our cities vertically.

Vertical growth means multistory apartments for our cities. This means urban redevelopment. So many of our sprawling districts are right now, in real terms, sitting on lands that are too costly for them. You will know when you factor the cost of transportation from residence to work and plot it against taxes and income, making provisions for savings and retirement. You will see that the cost of transportation is simply not sustainable and what to do is reduce the cost of moving from home to work - which you can do by installing mass transport means or by reducing the distance between both locations.

Urban redevelopment which replaces sprawling districts with high rise apartments is one tested solution. A plot of land containing 10 bungalows housing 10 families can be turned into two blocks of 10-story apartments with two apartments per floor. That means 40 families living on the same land space...

It has implications for power supply because you must run these buildings with lifts. Many of our planners turm away at this point and conclude high rise is not a solution for us. Yet it can be done, especially with decentralized power generation.

Imagine a worker who commuted from an Iyana Ipaja bungalow, now coming from the seventh floor in Surulere. He spends less on transport but now pays a little more for decentralized power... But he is happier and healthier because he breathes in less noxious gases and he can be with his family for more hours everyday. The city is also more organized and planning is easier for administrators... because the neighborhood has structured development.

All state capitals must start discussing and implementing this option by creating high rise districts within the heart of the city...
