šŸ‡³šŸ‡¬ HAPPY INDEPENDENCE DAY & WELCOME OCTOBER šŸ‡³šŸ‡¬

Dear Valued Client,

As we celebrate the freedom and strength of our great nation, Nigeria, may this new month bring you greater opportunities, bigger achievements, and reasons to be grateful. ✨

May October open doors that no one can shut, connect you with the right people, and bring your long-awaited dreams closer to reality.

šŸ™ My Prayer for You:
May God bless the work of your hands, increase your finances, protect your family, and give you wisdom to make the right decisions. May you have the resources to acquire the properties you desire and the grace to enjoy the fruits of your investments.

May this month be a month of strategic decisions, profitable investments, and beautiful testimonies. šŸ”šŸ”‘

At Vichy Properties, we believe that owning property is more than buying land or a house—it is building security, creating wealth, and leaving something valuable behind.

Happy Independence Day and a prosperous October! šŸ‡³šŸ‡¬šŸ’ššŸ’›

What property goal are you trusting God to achieve before the end of this year? Tell me—I may be able to help you make it happen. šŸ‘‡šŸ½

Two brothers bought identical 500sqm plots. Same year. Same developer. Almost the same price. Five years later, one brother was smiling while the other was wondering what happened. Why? One bought where development was moving toward; the other bought where development was still using Google Maps to find its way. šŸ˜‚

A man bought land because the seller told him, ā€˜Oga, everything is clean.’
He paid immediately. Six months later, he discovered three other people were also ā€˜proud owners’ of the same land. šŸ˜‚

That's why in real estate, ā€˜trust me’ is not a document. Before your money leaves your account, make sure the paperwork can tell the same story as the seller.

That's why some investors say:

"Don't put every kobo you have into real estate."

Not because real estate is bad—but because you need liquidity to survive long enough to benefit from illiquid assets.

But here's the other side āš–ļø

Low liquidity isn't necessarily a weakness.

It can actually protect investors from impulsive decisions.

You can't panic-sell a piece of land with one tap on your phone.

Real estate's illiquidity can encourage long-term thinking.

So the smarter question isn't:

"Is real estate liquid?"

It's:

"How much of my wealth should I keep liquid, and how much can I safely lock into real estate?"

That is where proper financial planning comes in.

You can have a property worth ₦50 million on paper and still struggle to raise ₦10 million quickly.

Why?

Because finding a buyer, negotiating the price, conducting due diligence, preparing documents, and completing the transaction can take time.

And this creates an important distinction:

Asset value is not the same thing as cash availability.

Someone can be "property rich" but "cash poor."
Here's the trap investors fall into 🚨

Imagine Chinedu has:

Land worth ₦20m
A house worth ₦40m
No emergency savings
₦500,000 cash available

On paper, he has ₦60.5m in assets.

But tomorrow, if he needs ₦5m urgently, he can't simply walk into his property and withdraw ₦5m.

He may have to sell below market value because urgency reduces bargaining power.
