Heard this saying the other day:

“People trying to get rich quick usually get poor quick.”

Sums property up pretty well.

Most people I know who’ve done well in property didn’t do anything flashy.

They bought good assets, held them long term, and stayed in the game.

One property became two.
Two became three.
Three become more and more...

Pretty mundane really.

And despite what many think, most investors are just ordinary people trying to create a better future for themselves and their families.

Auctions are all fast bidding and adrenaline.

But a lot of the real strategy happens in moments like this.

Online auction open.
Client on the phone.
Agent calling between bids.
Everyone trying to read each other.

From the picture, you can see at this stage the bidding was sitting around $741k, but we already knew the reserve was around the mid $800s.

So you got to...

Know when to stay quiet.
Know how to read the situation.
Know what and how what increments to bid.
Know when to apply pressure.
Knowing when not to get emotionally pulled into the moment.

We stayed patient, controlled the negotiation, and eventually secured the property well below our top number.

The plan is to transform this Epsom property into:
• 4 bedrooms
• 2 living areas
• 2 bathrooms

Auckland Council has released the new housing density proposal maps.

Everyone wants affordable housing… but nobody fully agrees on where it should go.

A️⃣ More apartments and terrace housing around transport hubs and centres
B️⃣ Keep suburbs mostly as they are and protect neighbourhood character
C️⃣ Push growth further out instead
D️⃣ Somewhere in the middle

Some parts of Auckland could look VERY different over the next 10–20 years depending on what happens here.
