I thought this was worth sharing.

I get why people buy Lotto.

It's exciting.

You spend a few days dreaming about what you'd do if you won.

Property investing isn't like that.

Most of the time...

it's actually pretty boring.

But boring done consistently...

can become pretty exciting later on.

If every investor disappeared tomorrow… which Auckland suburbs would still have people lining up to buy?

It’s a question I ask myself whenever I’m looking at an investment property.

Not because I think investors are going anywhere.

But because it tells me where the underlying demand really is.

If the only buyers left were families, professionals and people looking for a place to call home…

Would that suburb still be desirable?

Would people still want to live there because of the schools, transport, lifestyle or being close to work and family?

If the answer is yes, that’s a market I’m interested in.

That’s one of the reasons I’ve focused on Central Auckland for so many years.

I’m not saying there aren’t good investments in South Auckland, West Auckland or the regions. There absolutely are.

It’s simply not the strategy I’ve chosen to specialise in.

Markets go through cycles. People never stop wanting to live in great suburbs.

A question we get asked often as coaches is...

'How about monolithic properties and reclads?"

There are always exceptions however I steer people clear of these, even if they have a clear bill of health - the stigma and perception around leaky property remains.

It's not the last property on earth so move on.
