Reading Market Conditions.

Nothing stays the same for very long, particularly in residential real estate and particularly in this current season. On the back of rising interest rates and financing difficulties the process of making a sale is requiring a tailored approach to each and every situation. Because, in most cases, finance is required and the banks are taking a particularly rigid view on what they will and won’t support. In many cases currently, this is directly affecting the buyers ability to perform. Consequently a boilerplate approach is not appropriate. Now more than ever, a curated all things considered plan, one that is carefully monitored and modified, is the most profitable way forward - we call it ‘Real Estate by Design’. Will we ever get momentum back? After three short weeks in a row, starting with Easter, and an overlay of school holidays mixed with Covid issues! In spite of all that, enquiry and open homes numbers have been surprisingly consistent and our daily sales rate is in line with expectations. Also of interest most of our conditional contracts are becoming unconditional on due dates .It can only build from here. Our expectation is that with schools back next week and a clear run through May, activity will increase.

We note some vendors have withdrawn from the market, having not achieved the sale they were hoping for. Our observation is that, in many cases, that hoped for sale is just taking longer to achieve. The average time on the market has stretched out somewhat. It seems the Covid tail, Russian war and negative property headlines have affected confidence, or at least slowed the decision making process. Real estate, however, is more sport than science and is very affected by sentiment. That sentiment is currently often, but not in every case, favouring the buyer. If I was a vendor wanting to make a sale, I would stay on the market – listings always shrink heading into winter, but the buyers stay on the hunt. Patience, right now, is a virtue.

It seems the expectations of a change in Covid 19 traffic light settings, the dropping of QR code scan in and Monday’s shift away from the use of vaccine passes is having a freeing effect on general market activity. Open home numbers and internet hits are all solid, resulting in an increasing number of offers in play.

Yes we’ve read the headlines, however for us here at UP March and for me it was a solid month with x6 offers on x6 homes this week!

As a generalisation the market is very price sensitive, however for those vendors keen to meet the market, there are undoubtedly buyers waiting.
