The Auckland housing market was in hibernation mode in July, with prices and sales revolving around where they have been throughout winter.
Sales and prices remained consistent with where they were in May and June, and where we have come to expect them to be at this time of the year.
It was a good solid month’s trading and left the market in good shape as we head into the spring months.
Buyers were active with sales for the month reaching 845, a little ahead of the average number over the past three months but down 5.1% on those for last month.
The median price for the month at $945,000 was up 0.5% on that for last month but down 0.5% on that for July last year.
The average price at $1,102,469 was much the same, being down 0.5% on that for June but up 0.2% from where it was last year.
Sales were steady across all price segments, with a quarter of all sales being for under $750,000 with 7% of sales being above $2 million.
The market has just ticked over quietly during the winter months and has resisted drifting down while uncertainty around the Middle East and an economic recovery have dominated the headlines.
The next step is for the market to find a sense of direction as winter tails off.
With the imminent arrival of spring, there was an uplift in new listings with 1,551 new properties reaching the market with total listings at month’s end being 5,943.
The rural and lifestyle markets in the northern parts of the North Island experienced a lift in sales activity in July, recording its highest number of sales in a month for 10 months.
