A pre-Christmas present from the Reserve Bank.

Today’s reduction of 0.5% in the OCR (Official Cash Rate) to 4.25% will be welcomed by all mortgage holders and those looking to purchase real estate. The first round of reductions was welcomed with an instant uptake in sales numbers. The closer we got to today’s announcement, it seemed the more both buyers and sellers played a waiting game. No doubt we will see a quick response from the banks albeit some may have already priced in this new rate. Standby….

Regardless, this can only be positive for the property market and the economy in general. With just three weekends until Christmas, most of our conversations are around the new year, however it’s not too late to list and be sold this side of Christmas.

Such is the buyers attitude towards their choice of home! Without doubt, right now buyers are focused on keenly priced, well constructed, nicely presented homes with blemish free credentials i.e. a clean LIM, code compliant and well maintained. This focus is reinforced by the requirements of both banks and insurance companies. There’s no question that buyers purchase on a perceived “best value” basis, right now that is particularly the case. Home ownership is a very personal, often emotional thing, this can have some vendors blind to the reality of where their home sits in the market relative to others.

The market is busier than it has been for many months – properties are selling. If your home is not getting the attention you think it deserves, it may pay you to visit the open homes in your area and compare for yourself. Time on the market is not your friend, just look at the number of “watchers” on your listing. They could be waiting for you to indicate a selling range they perceive to be best value relative to other homes in your area.

Too much information?

We live in a real estate market where the access to information is now at every buyers fingertips. Whether it’s a CV or an estimate of a particular home’s value supplied by Homes.co, One Roof, Trade Me etc. The information is there for all to see. Estimates of value are algorithm based and don’t take into account the state of a property, but more particularly, take no account of a vendors circumstances. Consequently, the danger for buyers is that the decision to investigate to purchase can be made from a distance.

Our observation is that in many instances the supplied estimates are infact over estimate of not just the value but the vendors attitude to achieve a certain price. Consequently, we often use by-lines including “Disregard CV and portal estimates.” If you find a home online, you think might suit you please talk to us direct, the storyline may be quite different to your presumption.

In short, if you’re a buyer please phone us and make sure you get the right information “straight from the horse’s mouth”.
