FOBO — The new emotion driving the property market 🏡

Great read from Tony Alexander’s latest property report.

For years buyers had FOMO, Fear Of Missing Out. They rushed, competed and stretched because they didn’t want to lose the home.

Today we’re seeing FOBO, Fear Of a Better Offer.

Buyers are asking, “What if something better comes up?” or “What if I wait?”

But here’s the positive news for sellers…

Buyers haven’t disappeared. They’re just more selective.

The homes that are presented well, priced correctly and marketed with the right strategy are still creating competition and achieving great results.

Average gets compared.
Exceptional gets remembered.

Don’t wait for the perfect market; create the perfect campaign.

Thinking of selling?

Let’s have a coffee and a real conversation.

There’s something powerful about sponsorship that often gets forgotten.

It’s not just about putting your logo on a banner or your name on a sponsorship board. It’s about showing up.

Recently, I supported the Ponsonby Rugby Club Under 13s fundraiser for their Queenstown trip by sponsoring a hole at the golf day. And honestly, the best part wasn’t the sponsorship itself; it was being there.

Having a beer with people, meeting parents, sharing stories, running a driving competition, having a few laughs and simply being part of the atmosphere reminded me what community sport is really about.

Too often, sponsorship becomes transactional. But the clubs that thrive are the ones where sponsors actually engage with the people behind them.

What you put in, you get back.

So if you sponsor something, turn up. Get involved. Meet the people. Support the culture, not just the invoice.

That’s where the real value sits.

Huge credit to everyone involved at Ponsonby Rugby Club for creating such a great event and helping give these young players opportunities and experiences they’ll remember for years.

Great energy, great result — hear what our vendor and buyer had to say about the experience

3 weeks. 42 groups. 7 bids. 🔨

2 conditional buyers waiting in the wings, but this one didn’t need it.

Sold under the hammer, above reserve.

That’s what happens when you position a home properly.
Right strategy. Right campaign. Right buyers in the room.

One very happy vendor. One very happy purchaser.

Thinking of selling? Let’s make it happen.

Ponsonby Property Report — March 2026

Ponsonby isn’t soft.
It’s just stopped pretending.

The days of buyers throwing money at anything with a villa façade and a wine fridge? Gone.
Now they pause. They think. They negotiate.

Median price sits around $2.2M — back about 5% from last year.
Homes are taking just over a month to sell.
Not dead. Not booming. Just… honest.

Meanwhile, Grey Lynn is grinding it out at a lower price point, moving steady.
Saint Marys Bay? Still commanding respect — because top-tier homes always do.
And Herne Bay — that’s a different beast altogether, where the numbers don’t lie… but they don’t always tell the full story either.

Here’s the truth.

Buyers haven’t disappeared.
They’ve just got sharper.

They’re not paying for potential anymore.
They’re paying for finished, polished, undeniable.

So if you’re selling in Ponsonby right now, understand this:

You’re not just listing a house.
You’re stepping into a ring.

And only the well-prepared win.
