On a recent inspection I found a bunch of those classic “ah yeah, we’ll sort that one day” jobs.
- A fire flue rubber boot on the roofing iron that had well and truly given up
- Roof screws that have started loosening and rusting
- A few other wee bits that won’t stop a sale – but will help themselves to your wallet later if you ignore them

None of this is dramatic, TV-worthy stuff.

But this is the reality:
- Replacing a flue boot before it leaks is often just a few hundred dollars – think roughly $300–$800, depending on roof access and the roofer. Parts themselves can be under a couple of hundred bucks; it’s the labour and set-up that add up.
- Leave it until it’s been quietly leaking into your ceiling for a few winters and you’re suddenly into swollen gib, insulation replacement, paint, maybe framing repairs… that bill looks very different.
- Same story with a tired iron roof that needs re-screwing. Fresh screws and washers now = maintenance job. Ignore it until water gets in and you’re looking at rot, rust and sometimes a reroof, which is easily many thousands of dollars on a standard NZ home.

So no, these things don’t usually kill a deal.
But they should be in your maintenance budget and in your thinking before you go “ah, it’ll be right.

When washing the car could mean flooding the house…

At a recent inspection I noted clear signs of ponding at the front door and garage – staining and water marks showing that during rain, or even watering the pot plants, water is directed towards the entrance rather than away from it, and with no drains at the door it’s left to sit there, producing that not so lovely discolouration on the tiles.
Best practice is simple:
- Ground levels, paths and driveways should fall away from the house
- Water should be directed towards drains, channels or safe areas, not doorways and garages

When this doesn’t happen, you can end up with:
- Persistent damp around thresholds
- Premature deterioration of cladding, joinery and floor levels
- Slippery, unsafe access points in wet weather

These aren’t always obvious on open-home day as we are often more keen to check out the inside of the house than the outside, but they’re important for long-term durability and comfort - and to make sure you don’t need gumboots just to check the mailbox!

Upon seeing this pile that song came to mind. It’s hanging on for dear life!
This house also had new foundations… but only on one side 🤔

It’s a bit like giving your house one new shoe and one old jandal - you can walk, but things might start to lean, crack and creak over time.

When only part of the foundation is upgraded, you can end up with:
- One side nice and solid
- The other side still moving and settling
- Cracks, sticking doors and sloping floors joining the party later on

None of this is obvious at open homes when everything’s been freshly painted and styled, unless you go down under and give it a full check over yourself, and even then - would you know what to look for?

“Brand new build… what could possibly be wrong?” Shockingly, a lot actually.
If you’re buying a house & land package or adding another property to the portfolio, it’s tempting to think the shiny new one is the easy option, and we are a bit like magpies in that sense.

Spoiler: builders and developers are human too, and some don’t care about the finishing work as much as others and will try to get away with the job being half done and shortcuts.

Here’s why an inspection still belongs in your budget:
- New doesn’t mean flawless – We’re still finding issues with drainage, cladding, roofing and insulation on “brand new” homes.
- Protect your investment – One leaky, badly built property can chew through cash flow faster than you can say “rising interest rates.”
- Leverage before settlement – If we spot defects early, you’ve got an independent report to back you when you ask the builder to fix things before you take the keys.
- Portfolio peace of mind – Whether it’s home number one or number five, every property should be working for you, not draining the bank account.

If your current plan is “it’s new, it’ll be fine,” that’s your sign to get someone to check it properly.
