SOLD! Another top notch development sold out. This one comprises four stunning townhouses in Scott Street, Waverley.
These all enjoy a lovely harbour outlook; with the two-level 3-brm homes at the rear each featuring a huge double garage and large deck area. I was lucky enough to have a look through one of the semi-completed two-bedroom units at the front; these homes are so well designed to maximise the available space, capture sun and light - while being warm and very, very livable. It's like being in a very spacious 5-star hotel that's all yours!
This particular site was a 'bluebird'; north facing and large but still required the removal of an old, cold (well past use-by date) home.
At NZPS we deal with most reputable local developers. One of the biggest issues here in Dunedin is finding suitable cost-effective development sites. Unlike Christchurch, for example, which has an abundance of flat sites handy to the city, Dunedin has hills surrounding a harbour, and much of the available flat land, designated Res2 (higher density) is in the designated 'flood zone'.
Any half-decent site generally involves removing an existing house - which is costly - and then often having to completely scrape the site to remove any potential remnants of lead and/or asbestos.
Then there's the inevitable compromises - balancing costs versus the 'ideal' home - to arrive at a design that works for the site and is still affordable for the purchaser.
In an ideal world many of us would love a single-level modern home with a large garage on our own section. But the numbers simply don't stack up. That's why having two or more homes on a site allows developers to deliver something that is affordable. It's pure economics.
People often ask me why new builds seem particularly expensive in Dunedin? They think that developers must be "making a killing". That's far from the reality. To deliver anything semi-affordable demands trimming margins and carefully managing costs. Building costs have increased massively since Covid and will inevitably continue to rise - particularly as a result of the Middle east conflict.
But - as I was recently told by reputable builder - the actual construction/building is the easy bit; you're 80% there by the time they start building! It's the site discovery and navigating the choking, confusing and costly bureaucratic minefield that now imposes a huge time and cost burden.
So - next time you drive past a 'new build' project in Dunedin it's worth appreciating what it's taken to get there. But - once you're in one of these homes - you'll simply love the light, the sun and the low maintenance.
