Some genuinely good news out of the latest property data.

The Otago Daily Times reported this week that Dunedin suburbs are leading the country on property value growth - and not a single one has dropped in value since the start of the year.

Out of 907 suburbs measured nationwide (data from OneRoof and Valocity), the top spots were dominated by Dunedin, Waitaki, Gore and Southland. Concord came out on top with an 11.1% lift over six months, taking its average value to $611,000. Forbury, Helensburgh, Opoho, Waldronville and Kew weren't far behind, and Māori Hill saw the biggest dollar gain in the city - up $69,000 to $1,066,000.

Dunedin's average property value now sits at $691,000, up 4.2% since January. Compare that to the national average, which actually dropped 0.2% over the same period, and the difference is clear.

NZ Property Solutions director Denise Casey was asked for her take, and put it simply: "We seem to escape the massive peaks and troughs of some of the other markets across the country... probably a little surprising given the market has been patchy across Dunedin, but it's still relatively stable." She also pointed to strong competition among first-home buyers, and the fact that Dunedin is coming off a much lower base than places like Auckland or Wellington - meaning there's more room to grow.

Steady and affordable is a real strength, especially when other parts of the country are doing it tough.

Construction of the Wales Street townhouses is progressing really well. As you can see the framing is now up for the second townhouse and the inside of the first home is looking great. I'm expecting that the joinery will be installed within the next week or so. Watch this space!
