The Story Behind the Sale | 21A Prince Albert Road

Some properties carry a little more history than others, and 21A Prince Albert Road was certainly one of them.

The property came to market following an inheritance, and although I never had the opportunity to meet either the previous owner or the new owner in person at the beginning, I quickly began hearing wonderful stories about the man who had called this home.

Through open homes and conversations with the neighbours, I heard stories of someone who was kind, funny, and had a real enjoyment for life. It was lovely to get those little glimpses into the history of the home and the person behind it.

It was a real privilege to work with the new vendor and an honour to play a small part in the next chapter of the property's story.

The market wasn't the easiest, and as we worked our way through the open homes, we had plenty of conversations with buyers before interest really began to build. Then, almost unexpectedly, it started to feel like we could be heading towards a multiple-offer situation.

Ultimately, one buyer was in the position to put forward a strong offer, while the other interested parties weren't quite ready to proceed.

But sometimes, one buyer is all it takes.

He absolutely loved the home. He could see himself living there, being happy there, and making it his own. And that is always one of the most rewarding parts of selling a property - seeing the moment when a buyer stops simply looking at a house and starts imagining it as home.

I have no doubt 21A Prince Albert Road will be loved, enjoyed and cherished for many years to come.

There’s always a story behind a SOLD sign… and 13 Kingsgate Lane, Waihola is a great example. 🏡✨

From our open homes, it was clear this property was being added to a few buyers’ lists. We had interest and were progressing with an offer, but the vendors weren’t comfortable with a due diligence condition.

Their concern was simple: if due diligence uncovered something that needed attention, they wanted the opportunity to rectify it rather than have an issue potentially affect future offers, but as a due diligence conditions reads; the purchasers don't need to specify the issue.

When that offer was ultimately withdrawn, it was time to regroup and come up with a new plan.

We made a price adjustment, refreshed the photography and property description, and added a Sunday open home to give the property another opportunity to get in front of buyers.

And it worked. 🙌

That weekend we found two new parties interested, and suddenly we were in a multi-offer situation.

Then, just two days later… SOLD! 🎉

A great reminder that sometimes a change in strategy is all it takes. It’s about listening to the vendors, knowing the market, and knowing when and how to adjust the approach.

Some properties are more than just a house, and this was definitely one of them.

The vendors had called 17 Northfield Avenue home since 2004. After more than 20 years here, they had no intention of leaving. NOW SOLD ✨Here's the story behind it!...

This beautifully renovated home had strong interest - and it’s easy to see why. So much work, care, and love had already been poured into the property, making it move-in ready for its next owners.

While one buyer was preparing an offer, another interested party came forward. In the end, it didn’t progress to a multi-offer situation, as one buyer chose to wait and see what happened. Personally, I always think it’s worth putting an offer forward so you’re in with a chance, but every buyer approaches things differently!

After several days of negotiations, both parties reached an agreement they were happy with, and we now look forward to settlement day 🎉

With winter approaching, the vendors had wondered whether they should hold off and try again in summer - but this is a great reminder that buyers are active all year round. We don’t let the weather stand in the way of purchasing homes!
