If you’re looking to maximise the return on your investment property, you don’t always need to spend tens of thousands of dollars on a full renovation.
The best cosmetic renovations are often the simplest:
• Fresh paint
• New carpet or flooring
• Updated curtains
• Modern lighting
• Affordable kitchen and bathroom updates such as new handles, tapware, mirrors or a painted vanity
Some relatively inexpensive improvements can completely transform a property, attract better tenants and justify a higher rent.
One thing I didn’t cover in the video is that, where it makes sense and can be done compliantly, reconfiguring the floor plan to add an extra bedroom can deliver one of the strongest returns on investment. It’s a bigger project than a cosmetic renovation, but the uplift in both rental income and property value can be substantial.
