It is a privilege to represent every client and every property. It is even more meaningful when that trust is placed in you more than once.

More than eight years after I last sold for these lovely clients, I was incredibly grateful to be trusted again with the sale of their beautiful Havelock North home.

New Hastings District CVs have been released - and I suspect there will be interesting conversations around kitchen tables over the next few weeks...

I’m curious, which camp do you think you’ll be in?

And, let’s be honest… will you be checking your neighbour’s?

These CVs were assessed as at 1 August 2025.

They are a council rating revaluation used to help allocate rates, not a reflection of where the market sits today.

I have done a review of my current Hastings District listings, and what is clear is that there is no single direction.

Mint listing CVs appear anywhere from +7% above to –19% below previous values.

That spread alone tells you something important.

This is not a one-size-fits-all reset.

For premium property in particular, a single number rarely tells the full story.

CVs don’t capture renovation quality, presentation, privacy, outlook, architectural merit, landscaping - or simply the way a home feels.

And those details can materially influence how a property performs in the market.

So whether your new CV feels high, low, or about right, the better question is not:
“What is my CV?”
It is:
“Where does my property sit in the market today - and how would buyers respond to it if it were positioned extraordinarily?”

That is where strategy matters.
