Is that really what my voice sounds like to you!?! 😆

Here I'm on the The PMC | Property Management Conference podcast. A fun conversation with 2 large business operators.

Building a Company That Can Survive Without me:
Shift from a hands-on operator to a true business owner. The ultimate test of a valuable asset is whether your agency seamlessly runs, grows, and thrives when you step away.

Rebranding Away From my own name:
Distinguish yourself from your business. Removing your personal identity from the brand name is a crucial step to make the company scalable, independent, and ultimately more attractive to future buyers.

Hiring for Likability Over Experience:
Property management is a relationship-driven business. Prioritising soft skills, empathy, and client rapport over a direct systems experience created a highly aligned, high-performance team.

What Actually Makes a Rent Roll Sellable:
Prepare for a clean exit strategy. True business valuation goes beyond the number of properties under management. It relies heavily on clean operational data and transferability.

A business owners biggest blindspot isn't the size of their rent roll or the profitability of their business.

It's assuming that because the business operates successfully today, it will automatically be just as successful under new ownership.

Business value is heavily influenced by what the business can continue to do when the owner is not there.

Its not determined solely by what the owner has built.

Are you ready to build options, not just income? I help business owners structure their operations so they can scale with confidence and exit on their own terms. Send me a message to discuss your exit readiness strategy.

Get the business systems right, the processes updated, the staff engaged - And Go!

A business that relies on one person can be successful. Though a business that can operate beyond the daily input of the business owner is a different type of beast.

From the outside, property management can look simple. A property owner has a rental property.

Businesses don't become stronger because the owner has all the knowledge. They become stronger when that knowledge is gradually transferred into the people, the systems, and the culture of the business.

While it would be wonderful if this could happen through one training session, its not that simple. This happens through hundreds of conversations and interactions. Hundreds of decisions. Hundreds of opportunities to explain not just what to do, but why. https://www.linkedin.com/pulse/when-i-stopped-solving-problems-started-teaching-people-niall-heeran-oo6xf/

I thought I was simply supporting my team. Every morning I would work through the emails that had arrived overnight.

Before the property managers had even logged in, I had already read the emails, identified the issues, and sent each property manager my thoughts on how I believed they should respond.

I'd remind them about the history of the property. I'd explain what I knew about the owner. I'd suggest the best way to approach the situation.

I though I was helping. And while I was, I was also doing something else. I was becoming part of every decision, which over time, allowed another pattern to develop.

One of the biggest lessons I learned while growing my property management business wasn't about property management at all. It was about me.

When growing your business doesn't automatically increase profit - Business's are built twice. Once in Planning. Once in Reality.

When people talk about growing a property management business, the conversation usually talks about one number. Properties under management.

Looking back, I started in the weeds. It wasnt a property management business in the traditional sense.

I started by being deep inside every part of it before I ever thought of it as a business.

That meant I was not just learning how to do the work.

I was learning how the system behaves when all the parts interact.

I didn’t set out to build a property management business. I started by managing a few properties for my brother-in-law while he was overseas.
