Just 3 properties sold during April with a total sales volume of $1,660,000. Homes took a median of 41 days to sell, just under six weeks from listing to sold.

The median sale price came in at $515,000 in April 2026, compared to $722,500 in April 2025 and $675,000 in April 2023. With only 3 sales in the month it is worth noting that in a market this small, individual transactions can move the median considerably.

🏡 Featherston's April property market stats are ready!

Homes sold in a median of just 37 days in April 2026, the fastest selling pace recorded in Featherston this year and well down on the 71 days recorded in March.

6 properties settled during the month with a total sales volume of $2,859,000. The median sale price came in at $475,500, compared to $545,000 in April 2025 and $325,000 in April 2023. That three year picture tells its own story of a market that has grown considerably from where it started.

📊 The Greytown numbers for April 2026 are worth a second look.

The median residential sale price reached $1,160,000 in April, up from $690,000 in March and $846,000 in April 2025. That is a significant movement in a short space of time.

With just 9 sales settling during the month it is worth noting that in a small market like Greytown, one or two high value properties can shift the median considerably. Total sales volume came in at $9,819,000 with homes taking a median of 55 days to sell.

🏡 Something shifted in the Carterton market in April.

Last month homes were taking a median of 108 days to sell. In April that dropped to just 52 days. At the same time sales activity nearly doubled with 14 properties settling during the month, up from 8 in March, with a total sales volume of $8,257,000.

The median sale price came in at $500,000 in April 2026, compared to $740,000 in April 2025 and $732,335 in April 2023. Price is still finding its level while activity picks up.

Masterton's median residential price held at $570,000 in April 2026, the same figure recorded in March and up $35,000 on this time last year. Since April 2023 the median has climbed $115,000 from $455,000, a steady and sustained movement upward over three years.

13 properties settled during April making Masterton the most active residential market across the Wairarapa this month, with a total sales volume of $7,661,000. Homes took a median of 49 days to sell, just under seven weeks from listing to sold.

The Monetary Policy Committee today voted to hold the Official Cash Rate (OCR) at 2.25%.

• Prior to The Middle East conflict, New Zealand was showing signs of economic recovery. The conflict is increasing near-term inflation and weakening economic activity.

• Inflation is expected to peak at 4.3% in the September quarter and return to the 2% target mid-point in mid-2027.

• The OCR will likely need to increase sooner, and by more than we expected in February to ensure inflation returns to target in the medium-term.

📊 As part of our commercial property research, WPC recently completed a pedestrian foot traffic survey along Queen Street, Masterton, ahead of the upcoming major works.
