It was a bit quiet on the one and two-bedroom properties, with no groups through. It seems buyers are currently showing more interest in homes with three or more bedrooms.

On the positive side, my new Pirimai listing attracted five groups through its very first open home, which is a great result. Even better, I had three buyers through a property on Napier Hill priced over $1 million.

What I’m finding is that the strongest interest tends to come within the first two to three weeks of a property hitting the market, before enquiry starts to slow down. I’ll keep an eye on how things track from here.

Also, today I learned: don’t accidentally pull on the electronic handbrake in a European car while doing 20km/h 😬

I can’t believe it after so many years in real estate, yesterday was the first time I’ve seen just one single house come onto the market in Napier/Taradale. Monday, we had five new listings, but Tuesday… just one.

What does this say about the market? It feels like there are fewer people selling, which means more competition for buyers. So, if you’ve been thinking of selling, this is a golden moment - less stock, more buyers, and a bigger spotlight on your home.

Sunday morning and I’m back on home ground after 3 days away at the high achievers annual trip.

Who has been to Noosa? What a great place!! Clean and tidy and everyone seems so fit, healthy and happy.

Straight home, quick chat to family and to help son with his bike tyre and I’m into 8 open homes.

BTW - who has seen my billboard? It launched while I was away.
