money, reducing your stress levels, and providing a good return on your investment. At TEAM Property Management, getting it right from the start is a top priority for us:

We work hard to market your property and find and select good tenants who will pay the rent on time and look after your investment. We have zero tolerance for rent arrears, and will visit or call tenants the day they miss a rent payment taking further action if needed (although we generally find a firm but friendly face-to-face communication helps resolve a lot of issues). We look after all your maintenance requirements, and come up with cost-effective solutions to improve and maintain the value of your investment. We carry out regular inspections on the property and email you reports with photographs, so you can see for yourself just how your property is being kept and maintained. We are on call 24/7 to deal with any tenant emergencies. We definitely don't believe that one size fits all. Some property owners like a lot of communication and want to know exactly what is going on with their property, whereas others require very little communication and just want us to get on with managing their property whilst they watch the money roll in! The most important thing is that we agree a level of communication that suits you.

There’s something impressive about people who still genuinely care how things are made. I spent some time with Chris Trask from Blue Dog Joinery, and what stood out was not just the quality of the kitchens and custom cabinetry he produces, but also the way he thinks about the work.

A vacant rental property should never just sit there waiting for the right tenant to appear.

When a property is vacant, we look at the full picture:

- Is the rent positioned correctly?
- Are the photos strong enough?
- Is the listing creating urgency?
- Are enquiries being followed up quickly?
- Is there anything about the property holding tenants back?
- Do we need to adjust the strategy?

We see Property Management as Asset Performance.

That means we do not just list the property and hope. We lead the process, review the response, communicate with the owner, and keep working until the outcome is achieved.

Vacancy costs money. Good management reduces drift.

I had the privilege to sit down recently with the busy Rustam Nomozov from Rustam Nomozov: Financial Adviser: Mortgages.

Rus is a hardworking mortgage adviser who genuinely cares about helping people move forward — from first home buyers through to experienced investors and developers. He brings a practical, down-to-earth approach and takes the time to understand people’s situations properly.

What also stood out to me is that he’s a dedicated family man and an all-round good guy. He’s actively involved in property investing himself, which gives him real-world understanding beyond just the finance side of things.
