The headlines might make it sound like the market has come to a standstill, but that's not what we've seen here in Rotorua.

The latest REINZ figures for May show a market that's holding steady. Median sale prices remained remarkably stable at $600,000, while the median time to sell has improved from 54 days to 49 and sales numbers are on par with this time last year.

One interesting trend is that there are around 30 fewer homes on the market than there were a month ago. That's fairly typical as we move into winter, with many homeowners choosing to wait until spring before listing.

The reality is, though, buyers don't stop looking just because the seasons change. Life keeps moving. Families grow, jobs change, people downsize, upsize, relocate or simply decide it's time for a different lifestyle.

With fewer homes competing for attention, winter can actually be a fantastic time to sell. Your property has the opportunity to stand out to motivated buyers.

Rotorua's Residential REINZ Stats are in for April. While there was essentially the same number of sales compared with April 2025 (87 vs 85) the median number of days to sell has reduced slightly.

The median price has decreased from the same month last year; however, evidence suggests this is due to investors exiting the market due to increasing costs, falling rents and releasing capital for retirement, along with first home buyers being prepared to act when the right property becomes available.

Of the properties sold, 52% were sold $650,000 and under;
$0-$499,000 22.4%
$500,000-$650,000 29.6%
$650,001-$800,000 21.4%
$800,000-$1,000,000 12.2%
$1,000,001 plus 14.3% (20% of this price range were blocks of units)

There are currently 550 properties on the market, giving buyers choice. Those that are presented well and priced appropriately continue to attract attention, in whichever budget level purchasers are looking for.
