This week, the Tauriko @ The Lakes Group heard from Sheryl Joule, our inhouse expert property manager. Sheryl comes with over 10 years of property management experience, with a level 4 certificate in Residential Property Management alongside business management and Human Resources qualifications.

We covered healthy homes certification and what that can mean for a landlord along with Sheryl sharing her vast experience and hands on knowledge in the property management field. We got to hear about what is important to her in her role and how she handles the day to day running. With the level of compliance today, Sheryl looks to make this an easy task for landlords to manage on their behalf, while maintaining their investment.

Also we got to view some of Sheryl's “handy work” that she does in her spare time, a great way to wind down from a busy job. The Rotorua Group is really lucky to have lawyer Catriona Gordon on hand to help us with sticky legal questions! This morning Catriona took us through the basics of commercial lease agreements, and what we can expect to find in an agreement.

Excellent insight into which costs are usually covered by the landlord, which costs are usually covered by the tenant, and the areas we might find some variance. Good to get some clear understanding around rent increases, directors guarantee, how the insurance works and who is responsible for the excess, and the difference between an 'Agreement to Lease' and 'Deed of Lease'.

As usual we are grateful to Catriona for putting tricky legal concepts into plain English!
