Kāpiti Coast Property Market Update - June

Nationally, the housing market held relatively steady through June, though conditions remain cautious overall. As always, regional differences are shaping the picture - and our local results show just how much variation there is across the country.

Here on the Kāpiti Coast, we stood out as the only one of eight territories in our wider region to record an annual increase in median price - up 3.6% year-on-year. That's a strong signal for local sellers.

At the same time, median Days to Sell reached 59 days. This reflects increased stock levels, broader economic caution, and sellers taking a more considered approach to marketing periods.

It's part of a wider trend too - Auckland and Wellington have now recorded 29 consecutive months of year-on-year inventory growth, meaning buyers everywhere have more choice, and homes are taking longer to sell.

Even with these shifts, there's real opportunity here for both buyers and sellers. Pricing, demand, and sales activity vary a lot between districts, so understanding what's happening in your specific patch matters more than ever.
