Our Rockstar CEO, Mitch Razote, Realtor had the incredible opportunity to sit down with celebrity wedding host Eri Neeman () to talk about something so many property owners are quietly struggling with — why isn't my property selling?
For the past 3 years, Eri's property sat on the market despite his own genuine efforts. As we talked it through, the real pattern became clear: it had become what I call a "Listing ng Bayan" — everybody's listing. Posted by multiple brokers he barely knows, with no one truly accountable for the result.
Here's what that quietly costs a seller:
📌 Inconsistent pricing online — different brokers, different numbers, confusing every buyer who searches
📌 Mismatched marketing materials — no unified story, no professional presentation
📌 Zero strategy — just posting and praying instead of deliberate, targeted outreach

Here's what I want every seller, buyer, and fellow broker to take from this conversation:
🏠 FOR SELLERS — if your property has been sitting for months (or years), check how many different broker posts exist for it right now. That's often the real reason it hasn't moved.
🔑 FOR BUYERS — inconsistent pricing on the same unit across multiple listings is a red flag. It usually means no one is actually managing that transaction, and you could be walking into a messy negotiation.
🤝 FOR BROKERS & AGENTS — our job isn't to post and pray. It's to build the relationship, control the narrative, and be the one person the seller can actually hold accountable.
