Ano ang mas mabigat: 30-years housing loan o 30-years rent?
Pareho kang magbabayad buwan-buwan.
Pero magkaiba ang financial direction.
Sa renta:
Pure expense.
After 30 years, zero ownership.
At posible pang tumaas ang renta over time.
Sa 30-year loan:
May amortization.
May interest.
Pero bawat hulog, may nababawas sa principal.
At may end point ang commitment.
After 30 years —
fully paid asset.
Let’s put context.
Kung nagrerenta ka ng ₱15,000/month for 30 years,
that’s ₱5.4M total outflow.
If structured properly,
that same level of cashflow
can build equity.
Hindi ko sinasabing mali ang umupa.
May season na tama siya —
especially kung hindi pa stable ang income
or kulang pa ang emergency fund.
Pero kung kaya mo na ang long-term structure,
ang tanong hindi na “mabigat ba?”
Ang tanong na:
Gusto mo bang may mapuntahan ang 30 years mo?
Because in real estate,
time will pass anyway.
The difference is
may mabubuo ka ba habang lumilipas ito.
