“Should my first property be a condominium or a house-and-lot?”

That’s probably one of the most important real estate decisions a Filipino family—or a young professional—will ever make.

And here’s the interesting part: the answer may be changing.

We’ve been talking about the condominium market—oversupply, slower absorption, more cautious buyers.

But if condos are being recalibrated, does that mean Filipinos have stopped buying property?

Not at all.

Because before the condominium dream, there is another dream that has always been there:

owning a house.

So today, let’s look at what is happening to the house-and-lot market—and where Filipinos can still afford to buy one.

HOW DO BUYERS REALLY THINK TODAY?

Not all buyers think alike.

The mistake many salespeople make is assuming that everyone buys property for the same reason.

The ultra high-end buyer may not be concerned about price or payment terms. They buy based on preference, trust, reputation, brand, scarcity, location, and sometimes simply because they want it.

The upper mid-market buyer may be buying more than a property. They may be buying a lifestyle, status, aspiration, and the feeling of having arrived.

The middle-income buyer looks at the same beautiful project differently. They ask: Kaya ba? Magkano ang monthly? Ano ang discount? Ano ang terms? Sulit ba?

And for the affordable segment, the decision can be even more practical: Kaya ba ng pamilya? Maa-approve ba ang financing? Malapit ba sa trabaho?

Same industry.
Same property market.
Very different buyer psychology.

That’s why effective selling isn’t simply knowing your product.

You have to know who is buying, why they are buying, and what matters to them.

Because the property may be the same—
but the reason people buy it is never the same.

Maceda Law Explained: Know Your Rights Before You Lose Your Investment ( disregard mistyped Maced instead of Maceda Law)

Many property buyers believe that once they stop paying, they automatically lose everything.

That’s not always true.

The Maceda Law was created to protect residential buyers purchasing on installment, but many Filipinos—including OFWs—don’t fully understand when it applies and what rights it provides.

Before making any decision about your property, take a few minutes to understand your legal rights. The knowledge you gain today could protect years of hard-earned savings tomorrow.

Watch Episode 3 and learn what every condo buyer should know about the Maceda Law.

If you know an OFW, a first-time buyer, or anyone planning to invest in real estate, share this video. It may help them avoid a costly mistake.
