My worst fear for First Time Home Buyers right now...
It’s not interest rates.
It’s not bad credit.
It’s not even getting beat out on multiple offers.
It’s this:
Waiting.
Waiting for the “perfect time.”
Waiting for prices to crash.
Waiting for something magical to happen.
I’ve watched it play out more times than I wish I had.
One buyer in particular still sticks with me.
Five years ago, he was ready to buy.
Solid credit
Steady income
Savings in place
Fully qualified
But he was nervous.
The headlines were scary.
YouTube “experts” were screaming that the crash was coming any minute.
So he waited.
And while he waited?
The $400,000 house he could’ve bought back then is now worth $600,000.
That’s $200,000 in equity growth he missed.
And during those 5 years of waiting, he kept renting.
$2,500 a month.
Every month.
For 5 years.
That’s $150,000 in rent gone forever.
No ownership.
No appreciation.
No wealth being built.
All told?
A $350,000 swing.
And here’s the part that most people miss:
Waiting feels safe because you never get a bill for the opportunity you missed.
There’s no monthly statement that shows you how much equity you didn’t build.
There’s no invoice for wealth that passed you by.
But the cost is still there.
You just feel it later.
And when you do, it hurts.
Because one day, when people sit around complaining about how grandma bought her house in the 60’s for $10 and a ham sandwich…
You’ll have to explain to your grandkids that you had a chance too.
You just didn’t take it.
