📍 Check Your Floodplain Status Using the Georgia D Firm Website
As Dougherty County prepares for updated FEMA flood maps that take effect July 7, residents are encouraged to check whether their property is located within a floodplain.
The Georgia D Firm website allows property owners to enter an address and quickly determine their property's floodplain status. After entering an Albany address, users can zoom out to view surrounding properties and areas.
Recent map updates have resulted in some properties being removed from the floodplain while others have been newly added. In South Albany, particularly west of the Flint River and south of Oakridge, many properties have been removed from the floodplain, potentially making future development easier and less costly.
However, residents should remember that flood risk can still exist outside designated floodplain areas. While flood insurance may not be required for properties outside the floodplain, it should still be considered as a way to protect homes and property from unexpected flooding.
Additional ways to check floodplain information include:
