These first-time home buyers took a big step for their family and set out to find a home that would give them and their 3-year-old daughter a place to grow and make memories.

After searching for the right fit, they found it — and they didn't just become homeowners… they put themselves in a strong financial position from day one.

✨ A portion of their closing costs was covered
✨ They walked into their new home with equity on day one
✨ And most importantly, they now have a place of their own to build their next chapter together

And then there's their sweet little girl. 🥹

At every showing, while Mom and Dad were checking out the house, she had one very important job: find the snacks. 😂

These first-time homebuyers came to me through a lender referral with a budget, a list of needs, and a vision for a home that would fit the mini farm they already had created.

We knew we needed to find something that checked some very specific boxes — and they did. ❤️

They found their dream home on 2 acres, completely fenced in, and within their budget. 🙌

But the best part? We were able to negotiate for their closing costs to be covered AND they walked into closing with immediate equity in their new home. 🎉

Inspection day has come and gone, the report is in hand, and my buyers have a few items they’d like the seller to address. Nothing crazy — just a couple of repairs, including an outlet that wasn’t working and a refrigerator that wasn’t cooperating.

I talked to the seller, and before we sent someone out for a deeper dive into the electrical issue, we decided to check the breaker first.

After a brief conversation, we came to the very scientific conclusion that a hair dryer would be our best tester. 😂

So I drove the 20 minutes back to the property, flipped the breaker, plugged in the hair dryer…

AND WE HAVE POWER. 🙌🏼🤣

One little breaker switch was turned off. That’s it.

Crisis avoided. Electrician saved the trip. Buyers got their answer. Seller got their refrigerator working and an outlet that does in fact work.

And I was able to send this video to both my buyers and the seller so everyone could see the “fix” for themselves.

Who knew a hair dryer would be the thing that saved this day? 😂🏡⚡️

Sometimes being a Realtor means negotiating contracts, reviewing inspection reports and coordinating repairs…

…and sometimes it means driving 20 minutes to a house with a hair dryer because your transaction depends on it. 🤣
