Everybody’s watching their lawn right now. The thing worth watching is the house.

We had the third longest dry spell on record at DFW. Sixty plus days without measurable rain.

A structural engineer put it to us this way, and it isn’t what most people assume. It isn’t the dryness that moves a foundation. It’s the difference. Our clay expands when it’s wet and shrinks when it’s dry, and when one side of the house holds more moisture than the other, that side moves. Which is also why the rain coming back doesn’t undo it.

So walk your house this weekend. New cracks above a door. A door that suddenly sticks. Cracked tile in one spot. Separation along the driveway. One of those on its own is usually nothing. Two or three on the same side is worth a phone call.

We’re not foundation people. We know the ones who are, and they’ll come look for free.

Everybody keeps asking us if the market is falling apart. The numbers say no.

Texas closed 8.6% more homes this June than last June. Rates didn’t drop to make that happen. Buyers just decided to move.

Here’s what that looks like on the ground. Sellers are cutting, about $12,000 off the original list on the typical home. Homes are taking around 62 days to sell, so you have time to tour it twice and keep your inspection. And prices in the Dallas-Plano market are stabilizing rather than falling off a cliff.

The part most buyers miss: DFW has fewer active listings than it did a year ago, and fewer sellers are putting homes on the market. The choice you have right now isn’t guaranteed to still be there in the spring.
