Welcome to 2026 and my weekly Dallas–Fort Worth real estate market update, with a focused breakdown of what’s happening right now in Collin County real estate.
In this report, I cover:
The number of new homes coming on the market
Homes under contract
Average days on market
How many sellers are reducing prices
How many sellers are increasing prices
The number of homes sold
Expired listings
Canceled listings
And what all of this means for buyers and sellers right now
Let’s be very clear—this is not a seller’s market.
We’re seeing:
Rising inventory
Longer days on market
More price reductions
Increased seller concessions to buyers
However, the window may not stay open forever.
I also share current mortgage rate trends and discuss how falling oil prices could impact interest rates. Some economists are projecting that if oil drops toward $50 per barrel, mortgage rates could fall 0.5% to 1%.
If that happens:
Pent-up buyer demand could be released
Multiple-offer situations could return
Over-list
