📊 Lehigh Valley Real Estate Market Update – June 2026

The market continues to surprise people.

🏡 Homes sold in an average of just 19 days.
💰 Sellers received an average of 101.8% of their asking price, meaning many homes still sold above list price.
📈 There were 853 new listings during the month, giving buyers a few more options while quality homes continue to move quickly.

One interesting trend: the average sale price was $385,000, compared to $370,000 at this time last year.

📈 LEHIGH VALLEY MARKET UPDATE 📈

The spring market is heating up again and the numbers are proving it.

➡️ Pending sales in the Lehigh Valley jumped 18.5%➡️ Median home prices climbed to $360,000➡️ Homes are averaging just 23 days on market➡️ Sellers are still receiving OVER asking price on average at 101.4% of list price➡️ Inventory remains extremely low at just a 1.2 month supply

What does that actually mean?

Well-priced homes are still moving FAST, buyers are still competing, and many sellers are sitting on significantly more equity than they realize.

What’s interesting is that a lot of homeowners are still waiting for “rates to improve” before making a move. But if inventory stays this tight, values may continue holding stronger than many expected.
