The August Lehigh Valley Market numbers are in!

The market continues to show strength, with homes selling quickly and prices continuing to climb. In August 2026:

🏘725 new listings hit the market
- Homes spent an average of just 19 days on the market
- Homes sold for an average of 101.1% of list price
- Median sale price reached $379,000, up 9.2% from $347,100 in August 2025

What does this mean for you?

For sellers, well-positioned homes are still moving quickly and often at or above asking price. For buyers, having a solid strategy and being prepared to act when the right home comes along remains important.

Psssst... interest rates aren’t the whole story. 👀

Somewhere along the way, interest rates became the main character in every homebuying conversation.

They matter, of course.

But obsessing over one number can distract you from the question that actually matters: does buying a home right now make sense for your finances, your plans, and the life you’re trying to build?

A rate can tell you part of the cost.

It can’t tell you whether you’ve outgrown your current space, how long you plan to stay, what opportunities exist in your local market, or whether the monthly payment fits comfortably into your real life.

That’s why I’d rather help you evaluate the whole decision than wait around for one magical number to give you permission.

Overthinking a real estate decision in the Lehigh Valley start here.

Real estate has a funny way of making even confident people question every move.

Timing, price, market conditions, emotions, outside opinions, and the fear of getting it wrong can all start competing for attention at once.

The goal is to know which questions are actually useful, which ones are just noise, and what information should guide the next decision.

That’s where having a clear strategy matters. You don’t need someone telling you everything will be fine. You need someone who can help you make sense of what’s happening and decide what deserves your attention.

Here’s why fall in the Lehigh Valley is hard to beat🍂

You’ve got Blue Mountain and the scenic backroads through the Valley when you want the full fall-color experience, Seiple Farms for pumpkins, hayrides, and all the fall feels, and plenty of local coffee shops and restaurants when the only plan is something seasonal and good.

Then there’s hiking at Trexler Nature Preserve, weekends at Grim’s Orchard & Family Farms, local fall festivals, and those perfect Saturdays where you grab a coffee, pick a town - Bethlehem, Emmaus, Allentown, Easton and somehow end up out all afternoon.

And if you think that sounds good, I’ve barely gotten started.

Do you really need a real estate agent in the Lehigh Valley?

Technically, there are parts of a move you can handle on your own.

The bigger question is how much time you want to spend figuring out what matters, what can be ignored, and what deserves a closer look.

That’s where experience changes the process. A good agent isn’t there just to unlock doors or put a sign in the yard.

They’re there to help you make sense of the market you’re actually in, narrow down your options, catch details you may not know to look for yet, and keep the process moving when something unexpected comes up.

You can absolutely do a lot yourself. You just shouldn’t have to become a real estate expert in the middle of making a major life decision.
