Situated by Angela Duckworth — all about how the people and places around us shape who we become and how we perform.

As a Realtor, this one immediately caught my attention. We talk so much about the house itself, but where we live — our neighborhood, community, schools, routines and the people we surround ourselves with — can have just as much impact on how a place feels like home.

I’m just getting into it, but I have a feeling this one is going to give me a lot to think about.

Met when the kids were little... fast forward to today, and they decided it was finally time to find their forever home. 🥹❤️

This one feels extra special. 🏡✨

When these clients were referred to me, they had already been searching for a home for eight months and were feeling pretty discouraged by the market. We regrouped, made sure our strategy was spot on, and when the right house came along, we were ready. We competed in multiple offers and won a beautiful home that was absolutely worth the wait! 🔑❤️

Then it was time to sell their current home. They trusted my advice, understood what today’s market requires, and worked with me to make sure we were positioned well from day one. The result? Two offers the first weekend and closed within three weeks! 🎉

Real estate is truly a team effort, and I couldn’t have asked for better clients to work alongside. Their trust and cooperation made all the difference.

Before you begin touring, make a simple list with three categories: must-haves, nice-to-haves, and deal-breakers. Keep your must-haves focused on things that are difficult or expensive to change, like location, layout, number of bedrooms, lot size, or commute.

You do not need to find a perfect house. You need to find the right home for this season of your life.

After years of buyers fighting over the same few homes, summer 2026 is giving a little more room to breathe.

In many markets, buyers are finally seeing:

✨ More homes to choose from
⏰ Listings sitting a little longer
💸 Sellers open to helping with closing costs, repairs, or rate buydowns
🏷️ More price reductions
🤝 More space to negotiate than buyers have had in a while

Basically: you may not have to rush into the first house you like or waive every protection just to compete.

The best opportunity is not always the lowest price. Sometimes it is the seller willing to cover closing costs, make repairs, include something you love, or work with your timeline.

If buying has felt out of reach or way too competitive, this summer may be worth another look. Save this for your home search.
