Can I share something I tell almost every buyer who comes to me with a fixer-upper?

The house that looks a little rough at first glance is very often the best opportunity in the room. Most buyers walk right past it because they can't see past the dated finishes or the things that need attention. But I've been remodeling and flipping homes for years, so when I walk through a property, I'm not seeing what it is. I'm seeing what it could be.

And more importantly, I know who to call. Contractors, inspectors, and tradespeople I trust, who do great work and will actually show up. That network took a long time to build, and my clients get to use it.

Sellers, I want to ask you something. If you listed your home tomorrow and it did not sell in the first two weeks, what would you do?

Most people don't have an answer to that because they've never thought about it. And honestly, most agents don't bring it up either.

Strategy with my sellers is highly important. Pricing, presentation, timing, and what we do if the market surprises us. Because it can. And when you have a plan going in, the process stays calm no matter what happens.

The sellers who have the smoothest experiences are almost always the ones who were the most prepared before day one.

One of the things I find myself doing with almost every new buyer before we ever look at a single house is asking them two questions.

What does your day-to-day life actually look like? And when you come home at the end of a long day, what do you want to feel?

The answers to those two questions tell me more about where someone should live in Ames than any search filter ever could. Because the right neighborhood is not just about square footage, school districts or distance to campus. It's about what kind of life you want to walk into every evening.

Some people want neighbors on the front porch and kids playing in the street. Some people want a quiet cul-de-sac and a little privacy. Some people need easy access to the interstate because one of them is commuting to Des Moines three days a week.

There is no wrong answer. But knowing yours before you start looking makes the whole search so much more focused and so much less overwhelming.

Something a client said to me recently that stuck with me.

We had just closed on their home after a process that had a few stressful moments in it. And at the end, they said, "I never felt like I was going through this alone."

That is the thing I care about more than almost anything else in this job. Real estate transactions can get complicated, emotional, and tiring. There are moments where things don't go the way anyone planned. For anyone considering a move to Ames because of Iowa State, here is something worth knowing about the market that most people don't fully appreciate until they've been here a while.

Ames doesn't really have the big swings that many markets do. It doesn't spike dramatically, and it doesn't crash. What it does is grow gradually and hold its value, year over year, because the demand here is structural. Iowa State is not going anywhere. The major employers here are not going anywhere. The government research facilities here are not going anywhere.

That kind of stability is genuinely hard to find. And for someone relocating for a position at ISU, it means that the home you buy here is very likely to serve you well, whether you stay for two years or twenty.
