If affordability has been the biggest thing standing between you and a home, there’s a little bit of good news.

Asking prices have started to ease – the typical asking price this May came in under where it was a year ago.

And these lower prices are good news for your move – not a sign the market’s in trouble. It points to a market that’s rebalancing with more realistic seller expectations and a little more breathing room for buyers again.

So, if you’ve been waiting for an opening, let’s connect. I’ll help you see what that looks like in our area.

One of the biggest reasons buyers are still sitting on the sidelines is because they think home prices are going to come down.

A home move is rarely just about the house itself. 🏡 More often, it’s about life changes, new priorities, and creating a space that better supports the next chapter. Whether you're looking for more room, less upkeep, or a location that keeps you closer to the people who matter most, there’s no one-size-fits-all reason to move.

If you've been thinking about making a change, send me a message and let's talk about what your next chapter could look like!

A cosigner is someone who agrees to share responsibility for a loan if the primary borrower is unable to make the payments. Having a cosigner can sometimes help a borrower qualify for a mortgage or secure better loan terms.

It's important to remember that a cosigner is taking on a significant financial obligation, as their credit and finances can be affected by the loan as well.

Understanding the role of a cosigner can help buyers explore all of their options when preparing for homeownership.

A lot of buyers think affordability is impossible right now.

But sometimes it’s not about giving up on homeownership. It’s about expanding where you’re looking.

Yes, some states are significantly more affordable than others. This list breaks down the top 10. But that doesn’t mean you have to make a cross-country move to find better options.
Even in expensive markets, there are usually neighborhoods, towns, and communities nearby where home prices, property taxes, or overall costs are a lot more manageable.

The key is knowing where to look – and a local agent can help you find those opportunities.

Curious what's out there? Broadening your search, even just a little outside of town, might open up more options than you'd expect.

Drop a comment below or send a message if you want some advice on where to look based on your price point.

The sellers having the most success today are the ones who understand the market has changed and are adapting to meet it where it is.

Sometimes that means negotiating on closing costs. Sometimes it means offering something else. The key is knowing which concessions are worth it for our local market.

If you’re wondering what's normal in our area, what's worth negotiating, and where it makes sense to stand firm, let’s connect.

Some home purchases are a reminder that what's meant to be will find its way back to you.

My buyers, a young engaged couple, were searching for a home on a budget. They weren't looking for perfect. They were looking for potential. They wanted a place they could make their own, build equity, and weren't afraid to roll up their sleeves to get there.

When we found the one, they fell in love with the possibilities. We put together a strong offer, but in a competitive multiple-offer situation, another buyer came out on top.

Disappointing? Absolutely. But then something unexpected happened - the home came back on the market.

This time, we were ready. We moved quickly, put together the right offer, and the second time around, it was theirs. Persistence paid off!

Now they have the perfect home to start their next chapter together, one project, one improvement, and one memory at a time.

A special thank you to Mary Smith for connecting us. We go all the way back to high school, which made helping her clients find their perfect home even more meaningful. I truly appreciate the trust and confidence she placed in me.

Congratulations to this amazing couple! I can't wait to see what you do with your new home. ❤️🏡
