I wish I could post the group photo from closing because it perfectly captured how excited everyone was, but that one has to stay a secret for now. 🤫❤️

My client is surprising his wife and oldest daughter with a place they can call home. Before they get here, he's been busy painting, installing new appliances, and taking care of all the little projects so everything is ready for the big surprise.

Before we wrapped up closing, my client handed me this plaque 👀

I was completely caught off guard 🥹💕

I've never received a gift from a client at closing before, and I definitely never expected someone to have their review engraved onto a plaque. I talk a lot about the gifts I love putting together for my clients because I truly enjoy celebrating such a huge milestone with them. It never crossed my mind that one day a client would do something like this for me.

✨ Can I let you in on a little secret? 👀

Everybody loves seeing the finished product...

But I think the transformation is the best part.

So I figured I'd bring you guys along for the ride.

🛠️ This isn't just a cosmetic flip... they're completely rethinking how this house lives. 🤯

We've spent a lot of time talking through what today's buyers actually want, and it's been really cool watching those ideas come to life.

The entire third floor is being transformed into a private primary suite with its own bathroom. The second-floor full bathroom is being expanded to make room for laundry, and they're adding a brand-new half bath on the first floor.

Behind the walls, they're replacing all the cast iron plumbing with PVC, removing every bit of the old knob-and-tube wiring, upgrading to a brand-new 200-amp electrical panel, converting the home from oil to natural gas, and upgrading the central AC.

🚗 One of the most convenient improvements so far has to be the parking.

Even though this house already has a two-car garage, it sits at the end of a dead-end street where street parking is pretty limited. So instead of leaving it that way, they're adding parking on both sides of the house, creating enough off-street parking for at least six more vehicles.

🤯 And honestly... I think the best part is still to come. I have a feeling the third-floor transformation is what's going to completely change this house.

This is exactly why I love following renovations from the very beginning. It's easy to appreciate a house once it's finished, but getting to see the vision before anyone else does... that's the fun part.
