Congratulations to my investor client on the purchase of this three-family property in Nashua!

This is one of several moves we've been making as part of a larger 1031 exchange strategy. The objective has been to transition from single-family rentals into multi-family properties and continue strengthening their portfolio over time.

One of the things I enjoy most about working with investors is getting to see the bigger picture unfold. It's not always about one property. It's about how each decision helps move them closer to their goals.

🏡 Another closing in the books... this time in Texas!

One of the things I love most about real estate is that helping people doesn't stop at the Massachusetts or New Hampshire border.

I've been working with this family for nearly two years. During the process of helping them here in Massachusetts, their family members in Texas started talking about buying a home of their own. Instead of starting from scratch, they reached out and asked who I would trust to help guide them through the process.

That's one of the biggest compliments I can receive.

🏡 Just Sold | 18 Buttonwoods Ter, Haverhill, MA

One of my favorite parts of working with investors is seeing a property through a different lens.

Most people would walk into this home and see a lot of work ahead. My client walked in and saw opportunity.

Where some see outdated finishes and a long to-do list, investors see possibilities, creativity, and a chance to give a home a new life.

Yesterday wasn't the end of a transaction. It was the beginning of a transformation.

I was able to capture this home before the renovations begin, and over the next few months I'll be sharing the progress all the way to the final reveal.

I've always been someone who finds joy in the little things. ☀️🌸

The feeling of warm sunshine on my face, stopping to smell the flowers and noticing how every one is a little different, or simply taking a quiet moment to appreciate a beautiful day.

Life has been busy lately, and this week especially is full of exciting things, a lot of moving pieces, and some very happy clients getting closer to their next chapter. 🏡

But no matter how busy life gets, I never want to stop appreciating those small moments in between.

It’s a question that comes up in almost every home search, and the answer isn’t always as simple as yes or no.

Some buyers love the convenience of an HOA because it can help maintain shared spaces, amenities, roads, landscaping, and more. Others prefer having complete control over their property without additional rules or monthly fees.

Neither option is wrong. It comes down to your lifestyle, your priorities, and understanding exactly what the HOA covers.

One of the biggest mistakes I see buyers make is focusing only on the monthly HOA fee without looking at the bigger picture. What services are included? Are there restrictions on the property? Is the association financially healthy?

These are all important questions to ask before making a decision.

Whether you’re looking at a condo, townhouse, planned community, or another property with shared responsibilities, understanding the HOA is a key part of the buying process.

"Where do we even start?"

Honestly, that's how a lot of real estate journeys begin.

Not with a house.
Not with a contract.
Not even with a town in mind.

Just a conversation.

This review means a lot to me because it reminds me that real estate isn't really about properties. It's about helping people sort through big decisions until the next step feels clear.

The best part wasn't selling a home after 15 years.

It was watching someone who loved their home realize they had outgrown their surroundings, then helping them find a place where they could enjoy quiet mornings, a little more space, and the sounds of nature instead of traffic. ❤️

And for anyone who knows me and is wondering... yes, Kathleen is my mom. 😊 That makes this review extra special, because she trusted me to guide her through selling the home she made countless memories in and finding the next chapter that truly fits her.

Check out this awesome alpaca hood I picked up from Kat from Luna Farms at the Francestown Farmers Market this past weekend! 🦙✨ I absolutely love this thing.

Ashley has been part of the market this year with her art business, The Crafty Tiefling, and having done craft fairs myself, it's been really fun getting to be part of the journey with her and watch everything come together.

Not only did I come home with this hood, but I also picked up a couple of beautiful handcrafted wooden boxes made by community member Jim Barker. Each one made from different types of trees and completely unique 😍

Last time we were there, after the market, we stopped by our friend Amanda 's farm and got to spend some time with all of her animals. Of course, we HAD to make friends with this adorable little cow. 🧡🐮 Every weekend there's always something new!

Doing things like this reminds me why I love where I live. The farmers markets, local artists, handmade goods, and afternoons spent with friends on their farm are the kinds of moments that I never take for granted. 🧡

Some closings mean a little more because of everything that happens behind the scenes.

What might look like a simple sale was actually the result of months of preparation, conversations, and careful planning. Watching it all come together has been incredibly rewarding.

One of my favorite parts of this job is helping people make decisions that support where they want to be years from now, not just today. Being trusted to help guide that process is something I never take for granted.

One of the things I love most about real estate is that I'm constantly learning alongside my clients.

I've been helping a client work through a 1031 Exchange lately as they strategically transition their investment portfolio, and it reminded me that this is one of those terms many people have heard but few actually understand.

A 1031 Exchange is a tax-deferral strategy that allows an investor to sell an investment property and reinvest the proceeds into another qualifying investment property instead of immediately paying capital gains taxes.

For many investors, this can be a powerful way to:
🏡 Grow from single-family rentals into multifamily properties.
💰 Keep more equity working for them.
📈 Build long-term wealth through real estate.

Of course, it's also a highly structured process with strict IRS deadlines. Investors generally have 45 days to identify replacement properties and 180 days to complete the purchase, which is why planning ahead and having a strong team is so important.

I wanted to put together this carousel because I love sharing things like this, and understanding strategies like these can completely change the way people think about investing.
