One of the BEST chick flicks of all time is “How to Lose a Guy in 10 Days”... we heard there might be a sequel in the works and it got us thinking, what if we could teach our followers how to sell a home in 10 days?

Using inspiration from the movie, we put together 3 steps to take to sell your home quickly:

1. Make a plan. You don’t want it to be as deceptive as Andie Anderson’s plan when she wanted to hook Ben one night just to flip the switch the next, but at least her plan was clear.

Meet with your agent to talk about your current market value and your lender to come up with a plan that’s as clear as Andie’s and you’ll be off to a great start.

2) Prep and stage your home. Your agent will give you a list of things to work on before you list. It usually includes things like pressure washing, deep cleaning, clearing the clutter, and making repairs.

Staging doesn’t have to be as complicated as it sounds. Sometimes it’s as simple as setting out some plants to warm up the space (like a love fern...just don’t let it die!)

3) Blast your listing to the masses and welcome buyers into your home. Did you ever wonder what it was about Andie’s trip to Ben’s family home that made her realize her feelings for him? The lifestyle she experienced while she was there.

The kids running around, the card game around the table, sitting on the patio...she was able to picture herself with him and his family and she experienced a taste of what life would be like if she were with him.

Same is true for buyers. Help them experience the lifestyle of your home when they take a tour and you’re bound to have the right offer presented in no time!

Now does this mean your house will REALLY sell in 10 days? No...sometimes sooner, sometimes later. We can’t be “so vain” and believe that everyone will come running with offers. BUT when you execute a solid plan with your agent and follow the right steps, your home is going to be super desirable to buyers.

Welcome to the *BER* months - AKA the best months of the year!

Have you ever heard them called "the ber months"? Think about it:

SeptemBER - Fall starts, pumpkin takes over everything, football commences, sweaters come out, chili gets made, there's so much to love about September.

Then we have OctoBER (Halloween, Fall movies, more pumpkins), NovemBER (Thanksgiving, hunting season, Black Friday, holiday shopping), and finally DecemBER (Ho Ho HOLIDAYS)!

ANYWAYS - Back to our reason for today's post, your first BER month homeowner checklist. Time for a post Summer refresh!

🍃 Clean the gutters
🌳 Give Summer lawn tools a good tune up
🛢 Change the oil in the lawnmower
🔧 Service your HVAC system
👩‍🚒 Inspect fire extinguisher
🧹 Sweep the garage and wipe dirt from garage door tracks
🏠 Inspect the chimney for loose flashing or missing mortar
⛏ Split firewood to a size that will fit in your fireplace
🐞 Stack wood away from the house to prevent bugs
💦 Make sure windows are sealed tight
🌻 Plant mums or sunflowers in pots by the front porch
🍁 Stock up on your favorite fall candle scents
✏️ Set up a homework station

Fall technically starts today:
Yes 👍 or No 👎

Maybe it’s still a few weeks off but the start of September feels like a fresh start. It must be that “back to school” feeling, the anticipation of crisp mornings, curling up by the fire, having the windows open, sweater weather, pumpkin everything 🎃 – it’s the perfect mix.

It’s such a homey feeling month, don’t you agree? What are you looking forward to most this Fall? 🍂
