Buyer concessions are one of the most misunderstood parts of writing an offer.

Depending on the loan type, buyers may be able to ask a seller to contribute toward closing costs — sometimes up to 6% of the purchase price. But just because you can ask for concessions doesn’t always mean it’s the best strategy. The way an offer is structured matters just as much as the price.

There are things you can research before moving to Indiana.

Cost of living. Housing. Jobs. Schools. Taxes.

And then there are the things nobody thinks to tell you.

We’re Hoosiers. The tenderloin should absolutely be bigger than the bun. Basketball is taken very seriously. You might need to check the time zone before making plans. And yes, Steuben County really does have 101 lakes, so saying you’re “going to the lake” tells us basically nothing.

Oh, and the weather? Dress in layers and don’t get emotionally attached to the forecast.

These are the things you learn once Indiana starts feeling like home.

August was busy. Like really busy.

Showings, inspections, negotiations, listing appointments, closings, phone calls, lake houses, problem-solving—and probably a few conversations from my car in between all of it.

Being named Top Producer for August is something I’m proud of, but what I really see when I look at this is the people behind it.

Every house represents someone making a pretty big life decision and trusting me to be in their corner while they do it.

That part never gets lost on me.
