Hello SEPTEMBER! 🍂
As we head into the fall market, things are shifting. Inventory is still improving and we’re seeing motivated sellers and serious buyers.

The strongest signal is more inventory combined with softer asking prices:
🌰Available inventory is almost 16% higher than last year.
🌰The median asking price is down nearly 4% year over year.
🌰The median sold price is still approximately 3% higher.
That combination does not indicate falling Ankeny home values. It suggests sellers are becoming more realistic with asking prices while completed sales remain comparatively strong.

Ankeny is still producing year-over-year price growth, but increased inventory means sellers cannot rely on the overall market to overcome an aggressive asking price. Northwest and Southwest listings currently appear to have a stronger market-time advantage.

Buyers have gained selection and leverage, especially in Northeast and Southeast Ankeny and on listings approaching or exceeding 45–60 days. Price, closing-cost assistance, rate buydowns and condition-related concessions may all be negotiable.
