🔨 Did you upgrade your home recently? Read this before your insurance company finds out the hard way... 🔨

Did you finally remodel that master bathroom? Build a beautiful new deck for summer BBQs? Or maybe you finished your crawlspace or bonus room?

First of all: Congrats! 🎉

Second of all: Did you call your home insurance agent to tell them?

Many homeowners don't realize that home insurance isn't "set it and forget it." If you make major improvements to your home and don't update your policy, you could be facing some serious financial risks if you ever need to file a claim.

Here is what can happen if you keep your insurance company in the dark:

🛑 1. You’ll be drastically underinsured.
If you bought your house five years ago and just put $40,000 into a dream kitchen, your insurance company is still insuring a house with a five-year-old kitchen. If a fire or major pipe burst occurs, your payout will only cover the cost of the original materials, leaving you to pay the difference out of pocket to rebuild your upgrades.

❌ 2. Denied claims for unpermitted or undeclared space.
Did you finish a basement or add a detached shed? If the insurance company doesn't know that square footage exists, they haven't factored it into your premium. If that new space gets damaged by a storm, they have the right to deny coverage for that specific part of the house.

📉 3. You miss out on potential DISCOUNTS.
It’s not all bad news! Some upgrades actually lower your risk and can drop your monthly premium. If you got a brand-new roof, upgraded old electrical wiring, or put in a smart security system, you might be throwing money away by not claiming your new discounts.

The Bottom Line: A quick 5-minute call to your agent to update your "home replacement cost" ensures your hard work and investment are fully protected.

Most people think I only work in Apex… but my clients’ dreams take me everywhere. I've helped clients buy and sell in Wake, Chatham, Durham, Orange, and Johnston Counties so far.

Today’s showings are in Efland and Rougemont as I help buyers search for the perfect place to enjoy retirement.

Bigger land. Slower pace. Different priorities.

Every move has a story behind it — and I love getting to be part of that journey across the Triangle and surrounding counties.

And if you don't know where Efland and Rougemont are, you aren't alone! 😉 We'll be visiting Orange, Durham, and Person Counties today.

This map shows the territory of my MLS. And if you need help outside of this map - I'd love to connect you with a wonderful agent in that area - anywhere in the country!! Call me first to help your next move go as smoothly as possible.

🧐Thinking about moving in 2026, 2027 or even 2028?

The most successful, stress-free real estate decisions aren't made when you list your home; they are engineered years in advance.

Standard agents list homes. A Real Estate Strategist builds your trajectory. When you start the conversation early, we solve the complex puzzles before they become urgent problems.

We use this time to:

Engineer Equity: Plan renovations that maximize ROI, not just curb appeal.

Activate Liquidity: Secure HELOCs or structure debt so you can submit aggressive, non-contingent offers without selling your current home first.

Target Windows: Pinpoint the perfect seasonal micro-window to move for peak profit.

Check out this guide to see what you should be asking yourself now. If you're wondering where you fit, or want your own strategic roadmap, let’s talk. A free consultation today is your most valuable asset for tomorrow. Call, text, or DM me. ⬇️

TAG or Share with your friends and family that have talked about a future move. I can help them find trusted real estate advisors anywhere in the country!

This article is making the rounds. I think it's an important topic for Apex residents as this will have direct impacts to all of us. This is about the new Children's Hospital that will be build in Veridea.

What is your biggest takeaway?

For me- I am really wondering how they will accommodate the water and sewer needs. And can it be done in line with the estimated opening of the hospital!
