Yesterday was a fun day of new construction! I had the pleasure of visiting the Mattamy Homes USA design center to help my clients pick out the selections for their new home!

After that, I went to Chatham Park to check out some new single family homes by David Weekley Homes! Look at that cute dog themed office in the model home!

Have questions about new construction? I can explain why you DO want to be represented by your own agent before you walk into a new construction office.

🔨 Did you upgrade your home recently? Read this before your insurance company finds out the hard way... 🔨

Did you finally remodel that master bathroom? Build a beautiful new deck for summer BBQs? Or maybe you finished your crawlspace or bonus room?

First of all: Congrats! 🎉

Second of all: Did you call your home insurance agent to tell them?

Many homeowners don't realize that home insurance isn't "set it and forget it." If you make major improvements to your home and don't update your policy, you could be facing some serious financial risks if you ever need to file a claim.

Here is what can happen if you keep your insurance company in the dark:

🛑 1. You’ll be drastically underinsured.
If you bought your house five years ago and just put $40,000 into a dream kitchen, your insurance company is still insuring a house with a five-year-old kitchen. If a fire or major pipe burst occurs, your payout will only cover the cost of the original materials, leaving you to pay the difference out of pocket to rebuild your upgrades.

❌ 2. Denied claims for unpermitted or undeclared space.
Did you finish a basement or add a detached shed? If the insurance company doesn't know that square footage exists, they haven't factored it into your premium. If that new space gets damaged by a storm, they have the right to deny coverage for that specific part of the house.

📉 3. You miss out on potential DISCOUNTS.
It’s not all bad news! Some upgrades actually lower your risk and can drop your monthly premium. If you got a brand-new roof, upgraded old electrical wiring, or put in a smart security system, you might be throwing money away by not claiming your new discounts.

The Bottom Line: A quick 5-minute call to your agent to update your "home replacement cost" ensures your hard work and investment are fully protected.
