We found a little bit of a gap in the sheathing on a recent new construction inspection. We can’t tell exactly how far down it goes, but we are always chasing perfection on these new construction homes, so we’ll let the builder know so hopefully they can get it fixed and reduce the possibility of a future roof leak.

An unused electrical wire should never be left exposed like this.

Unless both ends of the wire are clearly visible, it should be properly capped with wire nuts and enclosed in a covered electrical junction box, or removed completely. Otherwise, it could create an electrical hazard.

We recommended that the buyer have this wire evaluated and properly repaired by a licensed electrical contractor.

A firewall is a fire-resistant barrier between the garage and the living areas of a home. It is designed to help slow the spread of fire and smoke, giving the people inside more time to get out safely.

During a recent inspection, we found several issues that could make this firewall less effective. The drywall was damaged, and an entire section had been removed to create storage space. We also found a glass door between the garage and the home. The glass reduced the fire rating of the door, plus the door was not properly sealed. All of these factors could make the home more vulnerable in the case of a fire.

We recommended that the buyer have these issues evaluated and repaired by a qualified contractor so the firewall can provide the protection it was designed to offer.

Parge coating is a thin layer of cement that can be used primarily for aesthetic reasons because it provides a nice smooth surface.

When we found it inside a crawlspace on the foundation wall it began to raise some red flags. It’s possible it could have been used for some sort of repair. It’s also possible it was used to cover up some sort of damage or defect.

Either way, this parge coating made it impossible for us to tell if there was any moisture, damage or cracks on the foundation wall, so we recommended inquiring with the seller as to why it was there and potentially have GC come out to evaluate if additional repairs are needed.

We recently found this on a pre drywall inspection. They just cut right through the framing and thought “that’s fine.” Except that’s not fine. The framing is what holds the house up and this would have gotten covered up with drywall never to be seen again if we hadn’t found it.

This is why it’s so important to get a pre-drywall inspection on your new construction home. You just never know what you may find.
