Gaps in building materials like this can lead to water intrusion, pest intrusion, and reduced energy efficiency.

It goes without saying…this moisture barrier is just not doing its job anymore.

If you live in a house that’s on a crawlspace, you need to have a moisture barrier that covers the ground. Moisture naturally releases from the ground and into the crawlspace, especially during these hot summer months. This can lead to all kinds of moisture damage and fungal growth.

Take a little peek in your crawlspace and see if you may be due for a new moisture barrier.

This is another small thing that can save you big!

See how the bottom of this boot is lifted at the bottom? This is a VERY common source of leaks and water intrusion, and it’s a pretty inexpensive fix!

If you happen to see any damage or lifting to the pipe boots on your roof, we recommend calling a local roofing company to take a look!

When the city or county comes to inspect your new home before the drywall goes in, they’re looking for minimum code compliance.

When we come to do a private pre-drywall inspection, we’re working on behalf of YOU, the buyer. That means that we’re going to make sure that the structure of your house is as close to perfect as possible.

Sometimes we’re pointing out things that would cause cosmetic issues, like minor cracks in concrete. Sometimes we’re finding things like broken, missing or improperly installed building materials that could cause big structural issues. A pre-drywall inspection is the only opportunity to find these kinds of defects.

While a pre-drywall, or structural inspection is not required, we strongly encourage it. A small investment now could mean peace of mind for years to come.

Door frames can really take a beating, and damage like this can be easy to miss when life gets busy. Once the wood is exposed, it becomes more susceptible to moisture damage, which can spread quickly if left unaddressed.

This is a maintenance item we see often, so keep an eye out for any damage to your door frames. Staying ahead of it can definitely save you some money!

On today’s episode of “Things we Find During Pre-Drywall Inspections.”

We found this cracked floor joist while doing a recent structural inspection. These kinds of issues can get worse over time and compromise the structural integrity of your floor.

This is why it’s so important to get a pre-drywall inspection at your new construction home. Once the drywall and flooring goes in you won’t be able to see these problems and get the builder to fix them.

One of the things that makes us different is that we leave little notes for the builder to help them find the defects we point out during a pre-drywall inspection.

When the house is just studs, a picture without much context can make it very difficult to find and fix the issues we find. That’s why we take detailed notes and leave blue tape notes to help the builder find things a little easier.

We’re all on the same side here and just want the buyer to get a quality home. That’s why we take a little extra time so that everyone can do their job efficiently and deliver the best possible product.
