Being a realtor means sending emails I never thought I’d send.

“Can you ask the seller to leave the silverware?” ✅ sent it

“Can you ask if the dining set stays?” ✅ sent it

“Can you ask if they’ll throw in the mattresses?” ✅ sent it

“Can you ask if the whiskey collection conveys?” ✅ sent it

“Can you ask if they’d consider leaving the CAR?” ✅ ...sent it 🙏

Here’s the thing — I don’t question my clients.

If you want it, I’ll ask.

If they say no, I’ll ask again.

And if the contract’s already signed? I’ll STILL get it for you.

Illinois quietly has one of the most buyer-friendly disclosure laws in the country when it comes to homes with strange backstories. The Residential Real Property Disclosure Act (765 ILCS 77) only requires sellers to flag physical issues like leaky roofs and bad wiring. Deaths, hauntings, the weird neighbor stories, none of that has to be mentioned. That loophole is why stigmatized properties across Illinois often sell for 10 to 25 percent below comparable homes.

Compare that to California, where any death on the property in the last three years legally has to be disclosed, and you can see why Illinois investors move quickly on these deals. The discount is real. The savings are real. And whatever the previous owner allegedly heard at 2 a.m. is, legally speaking, not your problem.
