🏡 August 2026 Market Update | Northwest Suburbs of Chicago
What did buyers actually pay for homes in August?
Here’s a look at the average sales price of traditional resale single-family detached homes that CLOSED during August 2026 across the Northwest Suburbs of Chicago.
New construction is not included, so these numbers provide a more focused snapshot of what buyers paid for existing single-family homes during the month.
What can we learn from these numbers?
The Northwest Suburbs are not one single real estate market. Prices can vary significantly from one community to the next based on the homes that happened to close that month, available inventory, location, lot size, condition, updates, schools, and buyer demand.
Long Grove led this group in August with an average sales price above $1 million, while Park Ridge and Barrington also remained among the higher-priced resale markets.
Lake Zurich came in at $621,500, Arlington Heights at $630,000, and Buffalo Grove at $582,500, while Rolling Meadows remained one of the more affordable options for buyers looking specifically for a detached home.
One important reminder: monthly averages can move considerably when a town has fewer sales or when several higher or lower-priced homes close during the same month. An average sales price should be viewed as a market snapshot, not as the value of every home in that community.
If you’re thinking about selling, your home’s value depends on much more than your town’s average. The best comparison is always with similar homes that have recently sold in your immediate area.
And if you’re buying, knowing these numbers can help you understand what your budget realistically buys from one Northwest suburban community to another.
