This weekend was a little reminder of why homeowners insurance is so important. 💧

A sprinkler in my building broke, the fire alarm went off, and 14 units ended up with water damage. Luckily mine wasn’t one of them, but it got me thinking about how quickly things can go wrong.

If you own a home or a condo, make sure you have the right coverage in place before you need it. You don’t want to find out you’re underinsured after something goes wrong.

I’ve seen Earnest Money Deposit (EMD) and Down Payment mixed up more times than I can count, so if you’ve ever gotten them confused, don’t worry, it’s not just you! 😵‍💫

Quick recap: the EMD is a smaller amount paid when you go under contract to show the seller you’re serious about moving forward. The down payment is the larger amount that gets paid at closing.

And don’t worry, the EMD doesn’t just disappear! It typically gets applied toward your down payment or closing costs, so it’s not extra money you need on top of everything else.

One of the biggest fears sellers have is getting an offer, going under contract, and then having the buyer back out. 😳😤

It (sometimes) happens, and it’s frustrating, but it’s not the end of the road. Your protection as a seller largely depends on why they backed out, and having the right contract terms from the start makes all the difference.
