At a time when more and more homeowners are reinvesting in their homes for the long haul, Behr’s pick for the Color the Year 2027 offers an opportunity to prioritize comfort and the feeling of natural immersion without the need for a total remodel.

“We did some research that showed that 77% of Americans turn to nature to feel more grounded,” says Kratz. “And with that desire, that restoration is coming into the home, with 86% saying that design and DIY projects help them create a space to retreat and recharge.”

Tasks like cleaning out your gutters, dusting and vacuuming your home, and weeding your garden come with regular, visible reminders. But how do you keep up with other seasonal maintenance chores that may not be as noticeable?

Here are some home maintenance tasks that help your home's systems run efficiently, so don't leave them off your to-do list:

Large Appliances
-Clean out your dryer vent. (Lint screens should be cleaned after each load of laundry.)
-Vacuum and wipe down the coils on the back of your refrigerator.
-Change or clean the filters in your dishwasher, refrigerator, and range hood.

HVAC
-Vacuum vents and clean out the ducts.
-Replace old air filters (at least every other month).
-Replace weatherstripping to reduce drafts.
-Test your thermostat.

Plumbing
-Flush the water heater.
-Check for leaks by examining walls, ceilings, cabinets, and pipes.
-If you have sprinklers, test the water pressure.

Safety and Security
-Test your smoke and carbon monoxide detectors, and replace the batteries if necessary.
-Ensure your security alarms and codes are working.
-Inspect your fence and gate for holes or vulnerabilities.

Keep this checklist handy and review it at least once each season to help keep your home in good condition and your household safe.

Are you worried about water damage in your home? Many homes are more susceptible to water exposure during the latter half of the year due to rain, snow, ice, and other forms of precipitation.
Additionally, undetected plumbing issues can also lead to water damage inside your home.

It's important to consider how excess water can threaten your property, causing roof damage, mold and mildew, and other costly problems.

You can take these four steps to help prevent water damage:

1) Keep gutters and downspouts clear. Clogged gutters can cause rainwater and melting ice to back up instead of draining properly, which can damage your roof and lead to costly repairs.
Monitor water pressure and plumbing issues. Catch leaks and other plumbing issues early, before they cause significant damage.

2) Consider installing a water leak detector that can alert you to even the smallest potential problem.

3) Maintain your roof and chimney. Have your roof and chimney inspected annually. Addressing a minor repair today can help prevent major damage during the next storm

4) Look out for mold and mildew. Check walls and ceilings regularly for signs of mold or mildew, which often indicate a leak or excess moisture. If you notice either, contact a plumbing professional.
If you live in an area prone to flooding or severe weather, consider purchasing flood insurance in addition to your homeowners insurance to help protect your home from weather-related damage.

When you're buying and selling at the same time, timing your move can matter as much as timing the sale itself. Closing dates don't always line up neatly with move-out and move-in schedules, and even a short overlap or gap can turn an already busy week into a stressful one.

If your closing dates don't align, a rent-back agreement lets you stay in your sold home for an agreed period after closing, giving you breathing room to finish packing without rushing. If you need extra time before moving into your new home, your agent can also help negotiate a delayed possession date with the seller.

It's smart to build a buffer into your moving timeline too, since last-minute closing delays are more common than people expect. Talk to your agent early about your ideal timeline. With the right negotiation, you can often avoid double moves, temporary storage or overlapping leases altogether.

If you're planning a move tied to buying or selling, let's talk through your timeline so we can build it into the negotiation from the start.

Relocating to a new home is a major undertaking. Packing up your belongings, hauling everything out and loading it all onto a truck is demanding work, and that's before you factor in setting up utilities and getting your new space ready.

Bringing in professional movers can help ease that stress and give you peace of mind that your possessions will be handled with care from start to finish.

Of course, not all moving companies are created equal. Before you hire, here are five key questions to ask:

1) Are you licensed, bonded and insured?
The company should hold proper licensing to transport your belongings, along with insurance and bonding to protect you against liability and theft.

2) Do you handle everything in-house?
Some movers manage only part of the job and subcontract the rest. Make sure you know exactly who will be handling your move at every stage.

3) How long have you been in business?
Ask about their track record and how they train their staff, and request references. Online reviews are worth checking as well.

4) Are there items you won't move?
Pianos, fi****ms and high-value belongings are commonly excluded. Clarify upfront what you'll need to arrange on your own.

5) What equipment do you carry?
Dollies, moving straps and protective blankets for mirrors and large fragile items should all be standard.
